- Oversee the day-to-day operation of the apartment complex.
- Liaising with residents, contractors and councils of owners.
- Act as the primary point of contact for owners, residents and tenants.
- Ensure the common property is maintained to a high standard.
- Assist with management of all service contracts.
- Conduct regular inspections of common areas and building infrastructure.
- Communicate planned maintenance and building notices.
- Manage access devices, keys and fobs.
- Identify maintenance issues and implement timely solutions.
- Maintain the presentation, cleanliness and safety of all common property.
- Be on standby to attend to any emergency repairs or programmed maintenance works required.
Budget & Financial Management
- Manage the day-to-day operations of the building within the Council of Owners’ approved annual operating budget of approx $770,000.
- Monitor expenditure and identify potential budget variances.
- Assist with preparation of the annual maintenance budget.
- Provide monthly reports on expenditure and outstanding works.
