Stewart Burr and Mayr Lawyers is seeking an enthusiastic and proactive Conveyancer/Junior Conveyancer/Property Legal Assistant to join our team. In this role, you will be responsible for residential conveyancing in our busy and expanding legal practices at our Redcliffe, Caboolture and Strathpine offices.
Key duties and responsibilities
Pre-contract and negotiation
Prepare and review contracts of sale, ensuring all details comply with relevant Queensland property laws, including the Property Occupations Act 2014 and the Land Title Act 1994.
Conduct property searches, including title searches, and advise clients on any issues found, such as encumbrances, easements, or zoning restrictions.
Help clients, both buyers and sellers, meet their disclosure obligations regarding the property.
Handle negotiations on behalf of the client with the other party's legal representative, particularly regarding special conditions or issues arising from inspections.
Settlement management
Monitor critical contract dates, such as finance or building and pest inspection deadlines, and ensure compliance to avoid financial or legal penalties for the client.
Coordinate with all parties involved, including the client, the other side's conveyancer, financial institutions, and real estate agents, to manage all aspects of the transaction.
Prepare the settlement figures and final settlement statement, calculating adjustments for rates, water, and body corporate fees.
Manage the transfer of funds, discharge of mortgages, and other financial aspects of the settlement.
Documentation and post-settlement
Draft and prepare all legal documents necessary for the transaction, such as transfer forms.
Lodge the required documents with the Titles Office to officially transfer the property title.
Maintain accurate and detailed client files and records throughout the entire process.
Handle any post-settlement matters and communicate with the client until the transaction is fully complete.
Qualifications and experience
Proven experience working as a conveyancer or property paralegal in Queensland, with a strong knowledge of local conveyancing processes.
Proficiency with conveyancing software, such as LEAP, is often an advantage.
Skills and attributes
Exceptional attention to detail: Essential for managing legal documents and ensuring all contractual and legislative requirements are met.
Robust communication skills: Ability to clearly explain legal concepts to clients and liaise effectively with all stakeholders.
Organisational skills: Must be capable of managing multiple files and deadlines concurrently.
Problem-solving abilities: Required to identify and resolve potential legal issues that may arise during a transaction.
Client-focused approach: A commitment to delivering excellent customer service and providing a smooth experience for clients.
