Archmap is an integrated Design+Build company delivering architecturally designed luxury homes, boutique apartment developments and high-quality residential projects across Victoria, Sydney and Queensland. As our Melbourne construction team continues to grow, we are seeking experienced Site Managers, Senior Site Managers and Construction Managers to help lead the next stage of our growth.

Appointments are based on demonstrated capability, leadership, performance and project delivery, not simply job title or years of experience.

About the Role

Reporting to the Construction Leadership Team, you will be responsible for leading architecturally designed luxury residential and boutique apartment projects from mobilisation through to practical completion.

This is a leadership role requiring exceptional planning, programme management, consultant coordination, quality assurance, commercial awareness, proactiveness and strong communication.

You will be expected to identify issues early, investigate solutions, maintain project momentum and provide practical recommendations before escalating significant matters.

Site Managers and Senior Site Managers are expected to lead from the front. While this is primarily a leadership role, you may be required from time to time to undertake practical on-the-tools work to support critical construction activities, maintain programme and assist the site team where operationally required.

Construction Managers will primarily provide operational leadership across multiple projects, mentoring project teams and improving construction systems and delivery performance. Again, while this is primarily a leadership role, you may be required from time to time to undertake practical on-the-tools work to support critical construction activities, maintain programme and assist the site team where operationally required.

Key Responsibilities

You will be responsible for:

- Leading projects from mobilisation through to Practical Completion.
- Managing construction programmes and critical milestones.
- Maintaining a rolling 2–4 week look-ahead programme to ensure labour, subcontractors, consultants, suppliers and materials are coordinated ahead of upcoming works.
- Managing subcontractors, consultants and suppliers.
- Coordinating architectural,



structural and services documentation.
- Managing RFIs, shop drawings and consultant responses.
- Maintaining project quality, programme and budget objectives.
- Monitoring quality assurance, inspections and defect management.
- Identifying construction risks, bottlenecks and buildability issues before they affect programme, quality or cost.
- Investigating issues thoroughly, identifying the underlying cause, evaluating practical solutions and making informed recommendations before escalating significant matters.
- Managing Buildertrend project records, reporting and construction documentation.
- Leading project meetings with clients, consultants and subcontractors.
- Monitoring Work Health & Safety compliance and maintaining a safe, organised and professional construction environment.
- Responding appropriately to workplace incidents and emergencies in accordance with Archmap's OHS procedures.
- Leading by example while creating a culture of accountability, professionalism and continuous improvement.
- Supporting practical site activities where operationally required (Site Managers and Senior Site Managers).

Construction Managers will also:

- Mentor Site Managers and Site Supervisors.
- Improve construction systems, planning processes and delivery consistency.
- Support workforce planning and subcontractor performance.
- Strengthen project reporting, quality systems and operational standards.
- Develop future construction leaders across the business.

To be successful in this role you will have:

- Minimum 5 years' experience demonstrated experience successfully delivering luxury residential or boutique apartment projects in a Site Supervisor, Site Manager or Construction Management role.
- Relevant qualification in Building & Construction, Construction Management or a related discipline.
- Current Construction White Card.
- Current Victorian Driver Licence.
- Strong knowledge of the National Construction Code (NCC).
- Excellent understanding of Australian Standards.
- Knowledge of Victorian building legislation and compliance requirements.
- Strong understanding of Work Health & Safety legislation.
- Ability to confidently interpret architectural, structural and engineering documentation.
- Strong programme management and construction planning capability.
- Excellent subcontractor, consultant and stakeholder management skills.
- Solid commercial awareness and understanding of project budgets.
- Experience managing project risks, quality assurance and defect management.
- Experience coordinating RFIs, consultants and shop drawings.
- Excellent leadership, organisational and communication skills.
- Full unrestricted Australian working rights.
- SWMS implementation and compliance.
- Current First Aid Certificate.
- Experience using Buildertrend, Procore or similar construction management software
- Strong understanding of quality assurance and defect management.
- Experience delivering architecturally designed luxury homes and boutique apartment developments.
- Full unrestricted Australian working rights.

Highly Regarded

The following qualifications and experience will be highly regarded:

- Working at Heights training.
- Elevated Work Platform (EWP) licence.
- Builder Registration.
- Diploma or Degree in Construction Management.
- Building Surveyor and Occupancy Permit coordination.
- Inspection and Test Plans (ITPs).
- Contract administration and variation management.
