The Senior Property Manager is a full-time role managing a portfolio of100 properties end-to-end. This role is ideal for someone who thrives on complete oversight—from leasing to maintenance to compliance—with the autonomy to run your portfolio your way.
The portfolio covers the broader Yarra Valley and surrounds, offering flexibility on office location (Healesville, Yarra Glen, Kinglake) as well as remote working possibilities.
You'll work closely with the Accounts Manager and the Sales Team in a collaborative, supportive environment.
Key Responsibilities
- Manage day-to-day operations of residential (and some commercial) properties
- Liaise closely with the Accounts Manager on rent collection, invoice processing, and landlord reporting
- Coordinate property maintenance and repairs - obtain quotes and manage contractor relationships
- Conduct entry/exit and routine inspections, preparing detailed reports usingInsta360technology
- Leasing: Advertise vacant properties, screen prospective tenants, conduct leasing inspections, and produce tenancy agreements to the satisfaction of the landlord
- Handle tenant complaints and disputes in a professional and timely manner
- Ensure compliance with relevant legislation, regulations, and company policies
- Maintain detailed property files and records, including leases, reports, and maintenance logs
- Manage bond lodgements and refunds in accordance with legislation

- Major property portals: REA, Domain (and associated commercial platforms)
Personal Skills
- Polished interpersonal skills - improve landlord relations and represent the brand with professionalism
- Sharp literacy - excellent written communication, comprehension, and phone manner
- Basic numeracy - familiar with standard accounting practices; able to explain ledgers to tenants in plain English
- Conflict resolution - professional, polite, and calm when managing disputes
- Organisational skills - attention to detail, time-management, and openness in communicating with your direct report
Experience & Qualifications
- Minimum 2-3 years' experience in residential property management
- Knowledge of Victorian residential tenancy laws and regulations
- Proven ability to manage rent rolls at scale (managing 100 properties end-to-end may be the equivalent of managing 200 with a team)
- Certificate IV in Real Estate Practice (CPP41419) or equivalent
- Current Driver's Licence
- Further education encouraged and supported
