About the Role

We’re looking for a genuine Bellarine Peninsula local.

Someone who lives on the Bellarine, understands its communities and knows the nuances that cannot be learned from a spreadsheet or suburb report.

You know the difference between buying in Barwon Heads, Ocean Grove, Point Lonsdale,

Queenscliff, Portarlington, Drysdale and the surrounding townships. You understand the individual pockets, streets, micro markets and lifestyle considerations that influence where people want to live and what they should pay.

You know the quiet streets, the tightly held pockets and the areas buyers can easily misunderstand. You also know where to find the best coffee, the best local wine bars and the hidden places that make the Bellarine such a special place to live.

In short, you are a local aficionado.

This role is ideal for an experienced property professional who loves the Bellarine, thrives on building strong relationships and is driven to deliver exceptional outcomes.

You will work with a diverse range of clients, including first home buyers, families,



lifestyle seekers, downsizers and experienced investors. You will help them navigate the Bellarine property market with confidence, clarity and genuine local insight.

Working closely with our Founders and Partner level buyer’s agents, you will take a collaborative approach to every brief while becoming FOUNDIT’s trusted authority across the Bellarine Peninsula.

Key Responsibilities

- Engage with clients to understand their property goals and develop tailored

acquisition strategies.
- Search for, assess and source on market, off market and pre market opportunities

across the Bellarine Peninsula.
- Conduct detailed property and market analysis, prepare due diligence reports and

provide clear strategic advice.
- Attend open homes, private inspections, auctions and final inspections as required.

- Capture and deliver high quality property walkthrough videos for clients.
- Build and maintain strong relationships with local selling agents and other property

professionals.
- Develop a deep pipeline of local opportunities through genuine, long term

relationships.
- Stay across local market movements, planning and zoning changes, development

activity and suburb specific insights.
- Help clients understand the lifestyle and practical differences between the Bellarine’s

townships and individual pockets.
- Maintain accurate CRM records covering client briefs, opportunities, inspections and

ongoing activity.

About You

- You live on the Bellarine Peninsula and have a genuine connection to the local

community.
- You possess exceptional knowledge of the Bellarine’s towns, neighbourhoods, streets

and lifestyle offerings.




- You are a licensed real estate professional with at least two years of experience in real

estate, property acquisition or property investment.
- You have strong communication and negotiation skills, with a proven ability to build

trust and manage client relationships.
- You have excellent attention to detail, strong time management and a solutions

focused mindset.
- You are proactive, resourceful and comfortable working both autonomously and

collaboratively.
- You are confident using digital tools, including Google Workspace, CRM platforms and property portals.

- You have a reliable vehicle and a current driver’s licence.
- You are available for weekend inspections when required.
