About the Role

We are seeking an experienced Senior Property Manager to join our expanding residential leasing team.

This is a full-time position based in our Cannington office. You will be responsible for managing a portfolio of residential investment properties while providing exceptional service to landlords and tenants. You will also play an important role in mentoring team members, improving internal processes, and maintaining the high standards our clients expect.

Key Responsibilities

- Manage a residential property portfolio from commencement to end of tenancy.
- Build and maintain strong relationships with landlords and tenants.
- Coordinate leasing activities, including advertising, home opens, tenant selection and lease preparation.
- Conduct lease renewals, rent reviews and tenancy negotiations.
- Manage rent arrears and ensure compliance with company procedures.
- Coordinate maintenance and repairs with contractors and owners.
- Arrange routine inspections, final bond inspections and property condition reports.
- Ensure compliance with the Residential Tenancies Act (WA) and all relevant legislation.




- Resolve tenancy issues professionally and efficiently.
- Maintain accurate records using property management software and CRM systems.
- Assist with training and mentoring junior property managers and support staff.
- Contribute to improving operational procedures and customer service standards.

About You The successful candidate will have:
- Minimum 3–5 years’ experience in residential property management.
- Demonstrated experience managing a residential property portfolio independently.
- Excellent knowledge of the Western Australian Residential Tenancies Act and property management practices.
- Strong organisational and time-management skills with the ability to prioritise competing tasks.
- Outstanding communication, negotiation and conflict-resolution skills.
- High level of professionalism and attention to detail.
- Strong problem-solving ability and sound decision-making skills.
- Experience using property management software such as PropertyMe, Property Tree, Property Stack, Inspection Express or similar.
- Current Western Australian Property Management Registration or Real Estate qualification (preferred).
- Current driver’s licence and reliable vehicle.
- Mandarin speaking is highly regarded but not essential.
