As our portfolio continues to grow, we are seeking an experienced Property Manager to join our Melbourne CBD team.
About the Role
This is a full-time, office-based Property Manager position, working primarily Monday to Friday from our Melbourne CBD office.
The successful candidate will independently manage an established residential portfolio consisting mainly of Melbourne CBD high-rise apartments, together with a smaller number of properties located across Melbourne.
You will be responsible for the end-to-end management of your portfolio, including owner and renter communication, maintenance, inspections, leasing, arrears, compliance and VCAT or RDRV-related tenancy matters.
You will work closely with property owners, renters, contractors, owners corporations, building managers and internal team members to ensure each property is managed professionally and efficiently.
This role would suit an experienced Property Manager who is organised, proactive and confident in taking ownership of their portfolio.
Key Responsibilities
- Independently manage an established residential property portfolio
- Build and maintain strong relationships with property owners and renters
- Coordinate maintenance, repairs, inspections and contractor access
- Manage arrears, breaches, notices and other tenancy-related matters
- Handle VCAT and RDRV applications, documentation and hearings where required
- Manage the end-to-end leasing process, including advertising, inspections, applications and lease preparation
- Manage lease renewals, rent reviews, lease transfers, entries, vacates and bond matters
- Liaise with owners corporations, building managers and external suppliers
- Ensure all properties and tenancy processes comply with Victorian legislation and minimum standards
- Provide clear updates, reports and recommendations to property owners
About You
- A minimum of 1-2 years’ experience in residential property management
- Demonstrated ability to independently manage a residential property portfolio
- Practical experience across leasing, maintenance, inspections, arrears, renewals and vacate processes
- Experience preparing notices and managing VCAT or RDRV matters
- Sound knowledge of the Residential Tenancies Act 1997 and Victorian property management requirements
- Strong organisational, time management and administrative skills
- Excellent written and verbal communication skills
- A professional, proactive and solutions-focused approach
- Strong relationship-building, negotiation and conflict-resolution skills
- High attention to detail and the ability to manage competing priorities
- Experience using property management software and Microsoft Office
- Mandarin language skills are desirable due to the diverse nature of our client base.
- A valid Australian driver’s licence and access to reliable transport
- A current Victorian Agent’s Representative Certificate or other relevant real estate qualification
- Unrestricted working rights that allow you to work full-time in Australia
Experience managing Melbourne CBD apartments or high-rise residential properties will be highly regarded.
Mandarin language skills are desirable due to the diverse nature of our client base.
