Description
What is the Role?
We're looking for an experienced Retail Property & Maintenance Manager to take ownership of the maintenance and operational performance of Early Settler's property portfolio across Australia, including our retail stores, warehouses, support office and other business facilities.
This is an opportunity to play a key role in supporting our national operations.
You'll have ownership of a diverse property portfolio, the autonomy to make decisions, and the opportunity to build strong partnerships that keep our workplaces operating safely and efficiently.
Reporting to the Head of Property / COO, you'll ensure our properties are safe, compliant, well maintained and operating efficiently.
You'll be the key link between our business, employees,



landlords, contractors and service providers, delivering responsive maintenance solutions while protecting company assets and controlling operational expenditure.
This is a diverse role that combines facilities and maintenance management, contractor and vendor oversight, lease administration and commercial decision-making - You will contribute directly to the success of our stores, warehouses and support office while helping create great environments for our teams and customers across Australia.
Skills and Experiences
Key Responsibilities
Coordinate reactive and preventative maintenance across Early Settler's national property portfolio, including stores, warehouses and support office facilities.
Manage maintenance requests to ensure issues are resolved safely, efficiently and within agreed service levels.
Build strong relationships with store teams and internal stakeholders, providing clear communication and practical support.
Manage contractor and supplier performance, ensuring compliance with WHS requirements, insurance obligations and service standards.
Develop preventative maintenance programs that minimise disruption and extend the life of company assets.
Manage maintenance budgets and identify opportunities to improve efficiency and reduce operating costs.
Coordinate utility tenders, negotiate service contracts and approve utility invoices.
Interpret lease obligations,



determine landlord versus tenant responsibilities and negotiate maintenance cost allocations with landlords.
Coordinate signage installations and upgrades, including contractor management and landlord and council approvals.
Maintain accurate maintenance records, contractor documentation, security call-out lists and alarm code registers.
Drive continuous improvement initiatives that enhance maintenance performance, compliance and customer service across the business.
Who we are looking for?
You'll be an organised and commercially minded facilities or property professional who enjoys working across a diverse portfolio and balancing operational priorities with excellent stakeholder service.
You'll also bring:
5-7 years experience managing maintenance or facilities across multiple retail, commercial, industrial sites or multi-site properties.
Strong knowledge of building maintenance, contractor management, compliance and workplace safety requirements.
Experience interpreting commercial leases and managing landlord relationships.
Demonstrated experience managing maintenance budgets, utilities and service contracts.
Excellent communication and stakeholder management skills, with the ability to communicate across all levels of stakeholders and build trusted relationships at all levels.
Strong organisational and problem-solving skills with the ability to manage competing priorities.
A proactive approach and a passion for continuous improvement.
