Ray White Singleton is seeking a dedicated and experienced Property Manager to join our growing team in Singleton, NSW. This is a full-time position (Monday - Friday) based in our office at 100 John Street, Singleton NSW 2330. As a Property Manager, you will play a crucial role in maintaining and enhancing the value of our residential properties whilst ensuring exceptional service to both landlords and tenants. This position is fundamental to our business operations, client satisfaction and business growth within the residential leasing and property management sector.

Key responsibilities:

- Managing an established portfolio of residential properties, including day-to-day operations and tenant relations alongside our property managers
- Advertising vacant properties, conducting property viewings and managing the tenant application and selection process
- Preparing and negotiating lease agreements in accordance with relevant legislation and company policies
- Collecting rent payments, managing arrears and taking appropriate action for non-payment
- Conducting regular property inspections and maintaining detailed records of property conditions
- Co-ordinating maintenance and repairs, obtaining quotations from contractors and ensuring quality workmanship
- Managing bond accounts and ensuring compliance with statutory bond management requirements
- Responding promptly to tenant inquiries and addressing maintenance requests and complaints
- Preparing and presenting property management reports to landlords detailing income, expenses and property performance
- Ensuring compliance with all relevant legislation including residential tenancies acts, privacy laws and anti-discrimination laws
- Liaising with clients, team members, maintenance contractors and other service providers




- Maintaining accurate and up-to-date property management records and documentation

What we're looking for:

- Proven experience as a Property Manager
- Robust knowledge of residential tenancies legislation and property management best practices
- Excellent communication and interpersonal skills with the ability to manage relationships with landlords, tenants and contractors
- Proficiency in property management software and general computer literacy
- Outstanding organisational skills with the ability to manage multiple properties and priorities simultaneously
- Attention to detail and commitment to maintaining accurate records and documentation
- Problem-solving abilities and a customer-focused approach to resolving conflicts and issues
- Integrity, professionalism and reliability in all dealings with clients and stakeholders
- A current driving licence
- Relevant qualifications or certifications in property management or real estate would be advantageous
- Experience with rental inspections, maintenance coordination and financial reporting is highly desirable
