CS Development Group Pty Ltd (CSDG) is the principal construction entity responsible for delivery of the John Street, Cleveland residential development — a landmark 117-apartment project comprising two reinforced concrete towers of up to 7 levels, with two basement levels of structured parking. Construction is scheduled to commence May 2026, with the structural programme representing one of the most technically demanding phases of the works.
CSDG brings together an experienced site team committed to delivering a safe, high-quality structural outcome on programme. This is an opportunity to be embedded in the project from mobilisation and take genuine ownership of day-to-day structural delivery on a significant Brisbane SE corridor development.
THE OPPORTUNITY
We are seeking an experienced Structures Foreman to lead the on-site coordination and supervision of all structural works at John Street, Cleveland. Reporting directly to the Project Manager and Site Manager, this is a hands-on leadership role requiring solid technical knowledge of reinforced concrete construction, post-tensioned slab systems, and the ability to drive programme and quality outcomes across a multi-level residential structure.
The successful candidate will be the key point of contact on the deck for structural trades — directly supervising formwork, reinforcement, concrete placement, and post-tensioning activities across both towers, from basement excavation slab to roof level.
KEY RESPONSIBILITIES
- Directly supervise all structural works including formwork, reinforcing steel, post-tensioned slab installation, concrete pours, and stripping cycles
- Manage and direct structural subcontractors and labour on site — formwork crews, steel fixers, PT installers, and concrete finishers
- Lead the morning pre-start meetings for structural trades and ensure daily work plans are clearly communicated and executed
- Drive a safe, productive, and disciplined site culture across all structural work faces
- Coordinate crane and concrete pump scheduling to support continuous pour operations
- Monitor and actively manage structural cycle times — formwork, fix, pour, strip, and backshore — to maintain programme against the construction schedule
- Identify programme risks early and escalation to the Project Manager with proposed mitigation actions
- Coordinate with the Site Manager and Project Manager on short-term look-ahead programmes and resource planning
- Manage slab stripping and backshore sequences in accordance with the structural engineer's requirements and cycle programme
- Coordinate concrete pours including scheduling, plant sequencing, pump placement, vibration, and finishing operations
Quality & Technical Compliance
- Ensure all structural works are executed in strict accordance with structural drawings, specifications, and engineer's instructions
- Conduct pre-pour inspections and coordinate hold-point sign-offs with the structural engineer and certifier
- Manage non-conformance identification, reporting, and rectification in a timely manner
- Maintain accurate pour records, concrete test results, and inspection checklists
- Oversee PT stressing operations and coordinate with the PT subcontractor and structural engineer on stressing records and sign-off
WHS & Site Safety
- Champion a safety-first culture across the structural work front — lead by example in all WHS matters
- Conduct and review SWMS for high-risk structural activities including formwork, concrete placement, and working at heights
- Coordinate toolbox talks and pre-start safety briefings for structural trades
- Manage edge protection, penetration covers, and fall prevention systems across all slab levels
- Promptly report and investigate any near-miss, incident, or unsafe condition in accordance with the project WHS Plan
- Ensure plant and equipment used in structural works is current with inspection and service records
Coordination & Communication
- Liaise with the formwork subcontractor on shoring layouts, bearer and joist configurations, and strike times
- Coordinate with services trades (hydraulic, electrical, mechanical) on penetration requirements and cast-in items prior to each pour
- Provide regular verbal and written progress updates to the Site Manager and Project Manager
- Participate in site meetings, progress reviews, and structural inspections as required
- Maintain the site diary with accurate daily records of labour, plant, weather, and activities
WHAT WE'RE LOOKING FOR
- Minimum 8 years' experience in a Foreman or leading hand role on medium-to-large reinforced concrete construction projects
- QBCC Open Builder Licence (Supervisor or Builder Class)
- Demonstrated experience supervising multi-level post-tensioned slab construction — a non-negotiable for this project
- Strong knowledge of formwork systems (conventional and engineered), reinforcing steel, concrete pours, and structural cycle management
- Current Queensland Construction Induction Card (White Card)
- Proven ability to manage and motivate subcontract structural labour to achieve programme and quality targets
- Competent in reading and interpreting structural engineering drawings and specifications
- Sound WHS knowledge and a strong safety record in concrete construction environments
- Excellent communication and organisational skills — able to manage multiple work faces simultaneously
- Experience on high-density residential apartment projects of 6 levels or above
- Exposure to basement construction — retaining walls, raft slabs, waterproofing, and groundwater management
- Experience using Procore, HammerTech, Microsoft Office, or similar construction management systems will be highly regarded
- Experience working with structural engineers on hold-point inspections and non-conformance management
- Knowledge of Brisbane SE corridor subcontractor market and concrete supply chain
- First aid certificate (desirable but not mandatory)
