Are you the person everyone calls when a construction problem needs solving?

Touchstone Building Services is looking for a technically strong Senior Estimator to join our commercial construction team.

This is not a traditional Business Development role, and we are not looking for another salesperson.

We already have two client-facing salespeople responsible for prospecting, relationships and winning work. What we need is an experienced construction professional who can inspect projects, understand what is actually required, develop practical scopes and produce commercially sound quotations.

You will become the technical backbone of our pre-construction and sales function.

The opportunity

Touchstone Building Services delivers commercial construction, refurbishment, repair and remediation projects throughout South East Queensland.

Our work is varied. One week you may be pricing a commercial refurbishment or warm-shell defit; the next could involve roofing, structural steel, waterproofing, façades, concrete repairs or complex building rectification works.

You will work closely with our Managing Director and Business Development Manager, supporting them with technical knowledge, pricing and constructability advice.

You will also be comfortable attending inspections and looking after existing clients when members of the sales team are unavailable or on leave.

There is no cold-calling requirement, individual gross-profit sales target or commission structure attached to this position. Your value will be measured through the quality, accuracy and turnaround of our estimating—not how many doors you knock on.

Your responsibilities

- Attend commercial site inspections across South East Queensland.
- Identify the likely cause of building defects and develop practical repair methodologies.
- Prepare detailed scopes of work, estimates and client quotations.
- Complete measurements, take-offs and pricing breakdowns.
- Review drawings, specifications,



engineering documentation and tender information.
- Obtain and assess subcontractor and supplier pricing.
- Identify exclusions, qualifications, risks, access constraints and potential variations before a quotation is submitted.
- Provide technical support to the sales team without unnecessarily relying on the production team.
- Explain proposed methodologies and pricing to clients in clear, practical language.
- Attend client meetings and tender clarifications when required.
- Assist with quote handovers once projects are awarded.
- Maintain accurate estimating records, supplier information and pricing history.
- Provide client-facing coverage during planned leave within the sales team.

Who we are looking for

Our ideal candidate has come through the construction industry and understands how work is actually completed - not just how it appears on a spreadsheet.

A trade background such as carpentry, bricklaying, structural steel or another relevant building trade would be highly regarded.

You may currently be:

- A Senior Estimator seeking more variety and influence.
- A technically strong Estimator who wants greater client involvement.
- An experienced Site Supervisor, Foreman or Construction Manager ready to move into pre-construction.
- A trade-qualified construction professional who has developed strong estimating and commercial skills.

To succeed in this position, you will need:

- Solid technical knowledge across commercial building and remedial construction.
- Demonstrated estimating, scoping or construction cost-planning experience.




- The ability to inspect an unfamiliar building problem and develop a sensible path forward.
- Experience reviewing construction drawings, specifications and engineering information.
- A sound understanding of construction sequencing, access, labour, materials and subcontractor pricing.
- Working knowledge of Queensland construction requirements and the NCC.
- Strong written communication and the ability to produce professional scopes and quotations.
- Confidence communicating with facility managers, property managers, consultants, subcontractors and commercial clients.
- Commercial judgement and an understanding of margin, risk and project delivery.
- A current driver licence and unrestricted Australian working rights.

What this role is not

This is not a desk-only, high-volume estimating position.

It is also not a commission-based sales role.

You will need to be equally comfortable inspecting a roof, discussing a methodology with a subcontractor, building an estimate and explaining the proposed solution to a client.
