Urban Living Services Group – Homebush NSW

Urban Living Services Group is seeking an experienced Building Manager to join our team on a contract basis. This is a key operational role based in Homebush Area, where you will oversee the day-to-day management and maintenance of a small portfolio of residential buildings. As Building Manager, you will be responsible for ensuring the efficient operation of building systems, coordinating with contractors, managing budgets, and maintaining a secure and compliant environment for all occupants. This contract position offers an excellent opportunity to make an immediate impact whilst managing a diverse range of building operations and tenant relations.

Key responsibilities

- Oversee daily building operations, including security, cleaning, maintenance and waste management services
- Coordinate preventative and reactive maintenance schedules with contractors and service providers
- Monitor and manage building systems including HVAC, electrical, plumbing and emergency systems to ensure optimal performance
- Conduct regular building inspections and identify areas requiring attention or improvement
- Manage budgets for maintenance, repairs and operational expenses, ensuring cost-effective service delivery
- Handle tenant and occupant enquiries and complaints, providing prompt and professional resolutions
- Ensure compliance with relevant legislation, regulations and building codes including health and safety requirements
- Maintain accurate records of maintenance activities, incidents and building documentation
- Liaise with insurance providers and manage claims processes where necessary
- Coordinate emergency response procedures and conduct drills as required

What we’re looking for

- Proven experience in building or facilities management, ideally within a commercial or multi-unit residential setting
- Strong knowledge of building systems, maintenance procedures and property compliance requirements




- Excellent organisational skills with the ability to prioritise multiple tasks and respond to urgent issues
- Demonstrated ability to manage budgets and control operational costs effectively
- Strong communication and interpersonal skills, with the ability to liaise effectively with tenants, contractors and senior management
- Problem‑solving mindset with a proactive approach to preventative maintenance
- Proficiency with building management software and Microsoft Office applications
- Current or willingness to obtain relevant certifications such as body corporate management credentials or building compliance certifications
- Valid driver's licence and willingness to travel between sites if required
- Sound understanding of health, safety and environmental compliance obligations
