Senior Property Manager | Eastern Suburbs | Up to $130K Package

A dedicated Leasing Agent, no accounts and clear ownership of an established portfolio.

This is an prospect for an experienced Property Manager who wants to manage a quality portfolio without being expected to handle leasing, accounts and every loose end across the department.

You’ll oversee approximately 180 established residential properties within a structured Eastern Suburbs agency, with dedicated leasing support, no accounts or trust accounting and experienced leadership available when needed.

The role offers up to $130,000 package and Monday-to-Friday hours of 9:00am to 5:30pm.

You’ll be responsible for managing your portfolio, not absorbing every function within the department.

The Role

Your focus will be on the core management and performance of the portfolio, including:

- Managing landlord and tenant relationships

- Coordinating repairs and maintenance





- Overseeing rent reviews and lease renewals

- Managing arrears and tenancy issues

- Conducting routine inspections

- Managing vacates, bonds and outgoing matters

- Preparing for and attending NCAT when required

- Maintaining accurate records and legislative compliance

- Working closely with the Leasing Agent throughout tenant changeovers

The agency already has established systems and processes in place, allowing you to step into the portfolio and focus on managing it effectively.

About You

You’ll need:

- Previous experience managing a residential property portfolio

- Strong knowledge of NSW residential tenancy legislation

- A current NSW Certificate of Registration or Real Estate Licence

- Confident landlord and tenant communication skills

- Strong organisation and follow-through

- A current driver’s licence and reliable car

You’ll suit this role if you are experienced, commercially minded and capable of taking ownership of a portfolio, but no longer interested in positions where “Property Manager” quietly means doing the work of four people.
