As our Hills office continues to grow, we are seeking an experienced and motivated Property Manager to join our team in Quakers Hill.
About the Role
This is an excellent opportunity for a confident Property Manager who enjoys building strong landlord relationships, solving problems and delivering a high standard of service.
You will manage an established portfolio of approximately 200 residential properties and be responsible for its overall performance, including landlord and tenant communication, repairs and maintenance, arrears, lease renewals, rental reviews and more complex tenancy matters.
Our Property Management team is supported by Property Officers who assist across the team with leasing activities and routine property inspections. This allows you to focus more closely on portfolio performance, client relationships and matters requiring your professional judgement.
There are no trust accounting responsibilities attached to this position.
This is primarily a Monday-to-Friday role, although occasional Saturday work may be required to support operational needs or provide team leave coverage.
Key Responsibilities
- Managing a residential portfolio of approximately 200 properties
- Building and maintaining strong relationships with landlords and tenants
- Providing professional advice and regular updates to landlords
- Responding to enquiries and resolving issues promptly and professionally
- Coordinating repairs and maintenance
- Managing rent arrears, lease renewals and rental reviews
- Managing breaches, disputes and complex tenancy matters
- Preparing for and attending NCAT hearings when required
- Reviewing routine inspection reports and following up on required actions
- Working closely with Property Officers regarding leasing activities and routine inspections
- Ensuring compliance with NSW residential tenancy legislation and company procedures
- Maintaining accurate records and keeping property management systems up to date
About You
To be successful in this role, you will ideally have:
- Previous experience managing a residential property portfolio
- A current NSW Certificate of Registration or Real Estate Licence
- Sound knowledge of NSW residential tenancy legislation
- Experience using Ailo is highly desirable
- Strong communication and relationship management skills
- Excellent organisational and time management skills
- The confidence to manage difficult conversations and resolve complex matters
- A professional, reliable and client-focused approach
- The ability to work independently and as part of a team
- A current Australian driver’s licence and access to a reliable vehicle
