Experienced Property Manager — Part Time

Avanco Property Management is a boutique agency managing a select portfolio of residential properties across several Brisbane complexes. We're a small, owner-led team and we're looking for an experienced Property Manager to join us on a part time basis.
This is a role for someone who takes real pride in doing property management properly: a defined portfolio, well-documented systems, and the autonomy to manage your own workload without a call-centre structure behind you.
About the Role
A hands-on role covering both property management and caretaking across our managed sites, supported by an established team and clear, well-documented processes rather than ad hoc systems.
Day to day, you'll manage tenancies, conduct inspections, coordinate maintenance, handle arrears, and communicate with owners, NO trust accounting.
Caretaking duties include oversight of common areas, contractor supervision, and compliance monitoring across our sites.
What We're Looking For
- Proven experience in residential property management
- Working knowledge of PropertyMe, Google Workspace, and Realworks
- High attention to detail and strong written communication
- A professional, organised approach and the ability to work independently
- Comfortable managing competing priorities in a small team workplace
