Onsite Caretaking & Operations Supervisor

Location: Gold Coast, QLD

Hours: 6.30am to 2.30pm, Monday to Friday (on call after hours for emergencies)

About the Role

This is a fantastic ongoing role. Our client is seeking a hands-on Caretaking & Operations Supervisor for a brand new, premium residential tower situated on the Gold Coast. As the responsible person on the ground each day, you'll keep the building running, presented and safe, from the first bin run of the morning to the pool, lawns, lifts and common areas. You'll carry out the day to day caretaking yourself, supervise contractors delivering scheduled cleaning and specialist services, and act as first responder when something goes wrong. The role is second in command to the Building Operations Manager and provides supervision, relief and emergency support across a second nearby building as required. You must be punctual, skilled and reliable - 6.30am starts are required Monday to Friday.

Key Responsibilities

- Daily presence & security: Walk the full building daily (common areas, plant rooms, basement, amenities), carry out security checks, monitor CCTV, manage access devices (swipes, fobs, master keys) and check fire doors and escape routes weekly.
- Waste management: Manage bins and the garbage chute daily, transfer bins for collection, and keep bin rooms clean, disinfected and odour free.
- Maintenance & minor repairs: Complete minor repairs not requiring a licensed trade, maintain accessible lighting, clear drains and gutters, treat oil spills, and maintain signage, fences and balustrades; escalate and arrange trades for major works.
- Pool,



spa & water features: Daily pool care, routine water testing and chemical adjustment (all logged), weekly filter and equipment checks, and coordination of the monthly qualified pool contractor.
- Lawns & gardens: Mow all lawns weekly (including rooftop lawn areas), daily litter and path care, weed control, irrigation checks, and supervision of the monthly gardening contractor.
- Presentation: Spot clean spills and marks on daily walks, polish stainless steel, operate the floor scrubber, pressure clean external areas, and monitor contract cleaners against their scope.
- Move ins & deliveries: Protect and lock off lifts for moves and deliveries, supervise removalists and trades, and coordinate access with the onsite Residence Manager.
- Contractor supervision: Sign all contractors in and out, complete inductions, hold licences and insurance on file, and provide access for and record all specialist servicing (lifts, fire systems, pumps, generator, HVAC and more).
- Inspections & reporting: Complete weekly building inspections and monthly complex inspections with photos and actions, keeping the building management system (MyBos) current every day.
- Compliance & WHS: Maintain compliance certificates, registers,



fire and chemical logs and first aid provision; log and elevate incidents and hazards promptly.
- Emergency response: First responder for lift breakdowns, leaks, flooding, power outages, storm damage and security failures; after hours contact for urgent issues.

About You

- Current QLD driver's licence
- Proven hands on caretaking, facilities, grounds or trades experience with sound judgement on what to fix and what to upscale
- Experience supervising contractors and holding them to scope, standard and safety
- Reliable, contactable and quick to respond; calm and decisive in an emergency
- Strong presentation instinct and pride in maintaining a premium building
- Practical literacy and numeracy for registers, logs and reporting
- Trade qualification or trade background (any discipline)
- Pool operations or water testing certification (or willingness to obtain)
- First aid, WHS or chemical handling certificates
- Experience in a residential tower or resort environment
- Experience with MyBos or similar building management software
- Experience in a brand new building through the settlement and defect period
