As we continue to grow, we are seeking an experienced Site Manager to join our projects team.

Role Purpose

The Site Manager is responsible for the day-to-day management and delivery of HVAC and mechanical services site works, from tender through to completion of the defects liability period. The role manages the site installation programme in coordination with the Builder and other trades, supervises direct labour and subcontractors, and ensures all works are delivered safely, on programme, within budget and to the required quality and compliance standards.

The role builds and maintains strong relationships with clients, suppliers, subcontractors and the internal project team, and works closely with Project and Construction Management to identify and manage variations, risks and site issues throughout the project lifecycle.

Key Responsibilities

Site Works & Project Delivery

- Efficiently manage all site works relating to the HVAC project specified in the contract.
- Develop, maintain and actively manage the site installation programme in coordination with the Builder and other trades.
- Identify and proactively manage construction sequencing, access constraints and interface risks with other services.
- Identify potential variations and notify Project or Construction Management in a timely manner, and assist with site-based variation assessments, records and substantiation.
- Attend site meetings as required and scheduled, from tender through to completion of the defects liability period.

Stakeholder, Labour & Resource Management

- Build and maintain strong relationships and liaise with clients, suppliers, subcontractors and the project team to support the delivery of projects within budget and to agreed deadlines.
- Supervise direct labour and subcontractors to ensure adequate resourcing, productivity and quality of workmanship.
- Monitor productivity and report any variances against the programme and/or budget to Project Management as soon as possible.
- Plan and coordinate the delivery, storage and handling of materials, plant and equipment.
- Ensure materials installed are approved, compliant and in accordance with shop drawings and specifications.





- Assist with systems commissioning and the compilation of documentation for Operating and Maintenance (O&M;) Manuals, drawings and installation certifications.
- Review, coordinate and assist in the preparation of shop drawings and technical submissions.
- Ensure installation is in accordance with approved shop drawings and coordinated services layouts.
- Coordinate testing, balancing, commissioning and witnessing with commissioning agents, consultants and authorities.
- Ensure systems are complete, functional and ready for practical completion and handover.

Records, Reporting & Commercial Support

- Maintain accurate records throughout the project, including contract documentation, purchase orders, work orders, quotes, specifications, agreements, variations and drawings.
- Provide regular site progress reports, including safety, programme, labour, material and risk updates.
- Escalate critical issues early to minimise impact on programme, cost or quality.

Quality, Compliance & Licensing

- Ensure all works carried out are compliant with the tender specification, industry best practice, Australian Standards, the National Construction Code (NCC), the Building Code of Australia (BCA) and local codes.
- Implement and enforce QA procedures, including inspections, ITPs and sign-offs.
- Identify, manage and close out defects during construction and throughout the defects liability period.
- Keep all required licences current and up to date as needed to perform the duties of the role.

Work Health, Safety & Environment (WHSE)

- Keep up to date with and adhere to WHSE policies (which may change from time to time) and take responsibility for ensuring all staff under your direction comply with WHSE requirements.
- Maintain awareness of, provide reference to, and ensure compliance with relevant Safe Work Method Statements (SWMS).
- Conduct site inductions, toolbox talks and safety inspections.
- Actively participate in incident reporting, investigations and the implementation of corrective actions.
- Liaise with statutory authorities, inspectors, fire engineers and certifiers as required, and ensure timely inspections, approvals and compliance sign-offs.

Skills & Qualifications

Mandatory





- Demonstrated experience as a Site Manager or Site Supervisor delivering HVAC and/or mechanical services installation projects.
- Sound understanding of HVAC/mechanical services installation, construction sequencing and site coordination with builders and other trades.
- Solid working knowledge of Australian Standards, the NCC/BCA and local codes relevant to mechanical services.
- Proven ability to manage site programmes, subcontractors and direct labour to deliver safely, on time, within budget and to the required quality standards.
- Experience with QA processes, including inspections, ITPs and defect management.
- Sound knowledge of WHS legislation and site safety obligations, including SWMS, site inductions and toolbox talks.
- Well-developed communication, coordination and stakeholder-management skills.
- Current NSW Construction Induction card (White Card).
- Current Australian Driver Licence.
- Proficiency in the Microsoft Office Suite.

Advantageous

- Trade or tertiary qualification in a mechanical, HVAC or building-services discipline.
- Experience across commercial and high-rise residential building projects.
- Familiarity with commissioning, testing and balancing processes and O&M; documentation.
- Experience reading shop drawings and coordinated services layouts, and using project scheduling/programming software (e.g. Microsoft Project).
- Current First Aid certification.

Employment Terms

- 6-month fixed-term contract, full-time, based on 38 ordinary hours per week plus any reasonable additional hours necessary to fulfil the duties of the role.
- Standard hours of work are 7:30am to 4:00pm, Monday to Friday; based on current project requirements, on-site attendance is initially expected from 6:45am to 3:30pm.
- Paid weekly, with entitlements provided in accordance with the National Employment Standards under the Fair Work Act 2009 and the applicable modern award.
- A company vehicle and fuel card are provided for business use, along with a company uniform.
- Potential to extend the contract or transition to a permanent full-time position, subject to workload and performance during the contract period.
