Job Summary
As the Facilities and Maintenance Officer, you are part of the Property Management team ensure that INCH’s physical buildings, grounds and equipment remain safe, clean and operational for rental to our clients.
The key responsibility for this role is maintaining INCH Housing Inc’s Property Portfolio across 5 x property streams that meets and maintains a S4 rating standard (buildings to be in good condition operationally and aesthetically, bench-marked against industry standards for that class of building.)
Contractor Coordination
Sourcing external contractors and service providers, as required, Scheduling and supervising external contractors and service providers, Implement annual contractor agreements, obtaining current certificates, service rates,
Complete induction training for all new contractors , Ensure upgrades and maintenance works meet quality standards as per INCH’s funding contracts
Work Order Management
Implement work order via Rent Management Program, Prioritize incoming maintenance requests and track asset repairs using a computerized system, Work to be completed within INCH’s regulatory time frames
Safety & Compliance
Conduct regular safety inspections, ensure emergency equipment (fire extinguishers, alarms) are up to date, and adhere to relevant guidelines, Ensuring facilities adhere to regulations, handling hazard identification, and managing emergency call
Budget
Ability to work within a tight budget, Skills and abilities to seek and obtain charity donations eg products, equipment or funds as required, Work with the CEO and Finance Officer is annual budget development
Inventory
Monitor stock levels of maintenance supplies, manage parts purchasing, and assist with budget tracking.
Records and Reports
Updating and maintaining preventative maintenance program to prevent equipment failure and breakdown and with costings over a time, Keep accurate records of equipment and maintenance logs,
Provide monthly reports to supervisor and quarterly and annual reports as required, Participating with other staff in bi-annual National Compliance Reporting
This is a part-time 21 hours per week. This role is works from INCH’s Office at Mitchelton. The part-time salary rate is between $53,683 - $54,873 Level 4.3 - 4.4 as per the Social and Community, Home Care and Disabilities Award. The level is dependent on applicant’s qualifications and work experience.

Experience/Skills
Previous work experience in all aspects of Facilities and Maintenancemanagement
Effective communication, negotiation and marketing skills to engaged with trade industry to engage with current contractor, seek current contractors, as required and engage with various trade businesses/service.
Marketing skills to seek various partnerships/donations for our charity organisation within the trades Industry.
