Location: Sutton Forest, Southern Highlands, NSW (with occasional travel to Sydney office)

About Us

The King’s Foundation is a charity founded by King Charles III as the then Prince of Wales in 1990. Inspired by the vision and values of His Majesty, the Foundation builds and supports communities where people, places and the planet can coexist in harmony.

The Hillview Foundation Australia Limited trading as The King’s Foundation Australia launched in 2024. The charity has acquired the NSW property, Hillview, which will be the first flagship heritage regeneration project and will serve as a base for developing the charity’s activities.

The King’s Foundation Australia builds upon 35 years of work undertaken by The King’s Foundation to build sustainable communities and transform lives, all inspired by His Majesty’s vision for harmony with the natural world.

The Role

Reporting to the Executive Director, the Property Manager will be responsible for managing the State Heritage-listed property ‘Hillview’ for The King’s Foundation Australia. The successful candidate will be a hands‑on, highly organised manager responsible for managing a State heritage listed property, including general site operations and access, facilities, building and grounds maintenance, trade contractors, related management projects, and administration.

This role requires the successful candidate to live onsite at Hillview, Sutton Forest in furnished one bedroom cottage accommodation with utilities provided and access to and use of a vehicle.

This role requires a highly capable, proactive and well‑presented individual with a proven track record in property management and maintenance. A driver’s licence is essential.

This is a unique opportunity to work with a globally recognised charity at a landmark moment in its history.

The possibility exists for this position to be extended beyond the initial 12-month contract.

Key Tasks

Specific duties will include:

- Oversee routine and preventive maintenance of buildings and grounds.
- Conduct or coordinate general repairs and respond to maintenance requests.
- Manage cleaning, gardening,



and general upkeep of the property
- Conduct regular property inspections to identify issues before they escalate.
- Manage keys, access control, and site security systems.
- Coordinate after‑hours or emergency access arrangements.
- Source, engage, and manage external contractors and service providers.
- Negotiate and manage general service contracts.
- Review and approve contractor invoices and work quality.
- Ensure compliance with WHS (work health and safety) legislation and standards.
- Manage risk assessments, safety audits, and incident reporting
- Ensure compliance with building codes, fire safety, and other regulatory requirements and inspection schedules.
- Develop and manage property/facilities budgets
- Monitor and report on expenditure against budget
- Maintain accurate records (maintenance logs, asset registers, contracts).
- Develop and ensure compliance with Foundation policies.
- Prepare reports for management or board on property performance and KPIs.
- Provide support for project, operational and administration tasks as directed.
- Provide practical support for events and engagement.
- Support key staff in any other tasks as required or as directed.

The essential requirements

- Proven experience in property, facilities, or building management, including hands‑on maintenance and repairs coordination.
- Demonstrated experience managing security systems, access control, and key management processes.
- Strong working knowledge of building maintenance, including grounds, cleaning, and general upkeep standards.
- Experience sourcing, engaging, and managing external contractors and service providers, including contract negotiation and invoice review.
- Sound understanding of WHS legislation, risk assessment processes, and incident reporting requirements.
- Working knowledge of building codes, fire safety regulations, and other relevant compliance and inspection obligations.




- Demonstrated experience developing and managing budgets, including monitoring and reporting on expenditure.
- Strong administrative and record‑keeping skills, with experience maintaining maintenance logs, asset registers, and contracts.
- Experience developing, implementing, and ensuring compliance with organisational policies and procedures.
- Excellent written communication skills, with the ability to prepare clear reports on performance and KPIs for management or board audiences.
- Strong organisational skills and the ability to manage multiple processes, operational tasks, and competing priorities.
- Experience providing practical, hands‑on support for events, and functions, and comfortable with associated stakeholder engagement.
- Flexibility and a willingness to assist with a broad range of tasks as directed, including availability to respond to after‑hours or emergency situations.
- Excellent interpersonal skills, with the ability to work both independently and collaboratively as part of a small team.
- Willing to live onsite at ‘Hillview’ in basic furnished cottage accommodation and facilities.
- Eligible under existing visa‑conditions (if relevant) to work in Australia.
