Are you an experienced, system-driven Property Manager tired of rigid corporate overheads and firefighting in outdated, paper-heavy agencies?

We run an automated, cloud-based workflow driven by clear systems, digital time tracking (Hubstaff), and explicit playbooks (Whale). You won’t be bogged down by manual administration—you will be supported by an experienced local Senior PM, dedicated remote VAs, and modern tech. You'll enjoy the flexibility of working from our Buderim Hub or your home office, balancing your time between focused remote work and getting out on the road to conduct local inspections using cutting-edge 360 AI tech.

Non-Negotiable Requirements

To be successful in this role, you must hit the ground running on day one. We are strictly seeking candidates who meet all of the following criteria:

Location Proximity (Brisbane City Council Area): Must currently reside within the Brisbane metropolitan area (Brisbane City Council or immediate surrounding inner suburbs). This role requires hands-on local portfolio coverage and rapid response for inspections; long-distance commuters (including Gold Coast / Logan / Ipswich) will not be progressed.

Active PropertyMe Expertise: You currently use (or have recently used) PropertyMe as your primary management platform.



(No training from scratch provided).

Digital Inspection Tech: Demonstrated experience executing routine and vacate workflows via Inspection Express (experience with 360 AI Virtual Tours is highly advantageous).

2+ Years End-to-End PM Experience: Solid, authoritative knowledge of the QLD Residential Tenancies and Rooming Accommodation Act.

Tech-Comfortable Culture: Genuine enthusiasm for working in a contemporary, systemised environment using digital workflows (PropertyMe, Reapit/2Apply, Inspection Express, REA Ignite, and Hubstaff).

Qualifications: Current QLD Real Estate Registration (or Full Licence) and a valid Driver’s Licence.

(Rooming accommodation experience is highly regarded. Strong residential PMs with sharp legislative accuracy will be fully trained on rooming nuances through our internal online modules).

Key Responsibilities

- End-to-End Portfolio Management: Oversee landlord, tenant, and contractor relationships across standard residential tenancies and high-yield rooming assets in South Brisbane, Logan, and Ipswich.
- Compliance & Arrears Control: Execute rent reviews, breach notices, and QCAT/RTA dispute resolution with 100% legislative precision.
- Systemised Workflow Delegation: Work alongside our on-site Assistant PM and remote VAs to maintain zero-turnaround friction.




- Property Inspections & Asset Protection: Oversee ingoing, outgoing, and periodic inspection reports utilising 360 AI virtual tour tools in your company SUV.
