Head of Property Management | Executive Leadership Opportunity

With a substantial residential management portfolio, multiple office locations, and ambitious growth plans, this executive leadership role will suit a highly accomplished Property Management professional who thrives on leading people, driving operational excellence, and implementing scalable business strategies.

This is a genuine leadership position with no personal portfolio to manage, allowing you to focus on developing high-performing teams, improving systems, ensuring compliance, and contributing to the long-term success of the business.

The Prospect

As a key member of the senior leadership team, you will provide strategic direction across a multi-office Property Management division, partnering closely with executive leadership to enhance performance, consistency, and service delivery. You'll lead experienced Property Management professionals, support operational growth, and play a pivotal role in shaping the future of an already successful business.

Key Responsibilities

- Provide leadership, mentoring and support to Property Management teams across multiple office locations.
- Coach and develop leadership within the department to maximise team performance.
- Drive operational excellence through process improvement and system optimisation.
- Ensure consistent service standards across all offices.




- Oversee the performance of a large residential management portfolio (without managing your own portfolio).
- Maintain compliance with all relevant legislation and industry best practice.
- Provide guidance on complex tenancy matters and risk management.
- Participate in executive leadership meetings, strategic planning and business growth initiatives.
- Travel between offices throughout the Illawarra region to support and engage with teams.

About You

- Previous experience as a Head of Property Management (essential).
- A current NSW Real Estate Licence.
- Demonstrated success leading high-performing Property Management teams across multiple locations.
- Strong operational and strategic leadership capability.
- Extensive knowledge of the Residential Tenancies Act and Property Management legislation.
- Outstanding communication, coaching and stakeholder management skills.
- A passion for building culture, improving systems and developing people.
