We’re currently seeking a Brisbane-based Development Manager to join GRAYA™. In this role, you’ll take ownership of projects across the development lifecycle, working within a high-calibre team that delivers luxury residential and mixed-use projects across Brisbane and the Gold Coast.

You’ll work closely with our Senior Development Manager, Directors, consultants, sales agents, and construction teams to drive design quality, commercial outcomes, and delivery excellence across the GRAYA portfolio.

What you’ll do

- Manage projects through the development lifecycle, from feasibility and design development through to approvals, construction coordination, and settlement.
- Prepare and maintain development feasibilities, cash flow models, and financial reporting, supporting investment recommendations to Directors.
- Coordinate and manage consultant teams including architects, engineers, town planners, and other specialist advisors.
- Oversee statutory approval processes across local and state authorities, including council liaison, RFIs, and conditions management.




- Work closely with architects and design consultants to challenge and uphold design excellence across all project stages.
- Support project pricing strategies in collaboration with sales agents and Directors, and assist with ongoing market positioning.
- Monitor project budgets, programs, and construction milestones, escalating risks and opportunities as required.
- Coordinate sales contracts, construction interface activities, bank drawdowns, and settlement logistics.
- Manage defects, variation processes, and construction close-out activities through to final account.
- Administer Development Agreements and third-party arrangements, maintaining strong relationships with councils and authorities.
- Contribute to new business assessment and site acquisition activity to support GRAYA’s long-term development pipeline.

Requirements

What you’ll bring

- A minimum of 5 years’ experience in development management, with exposure to complex residential or mixed-use projects.
- A strong understanding of the full development lifecycle, from feasibility and approvals through to construction coordination and settlement.




- Experience preparing and managing development feasibility models and cash flow forecasts (estateMaster experience is highly regarded).
- A genuine passion for design quality, with the ability to work alongside architects and consultants to drive strong design outcomes.
- A background in architectural practice or design is well regarded but not essential.
- Solid understanding of Queensland planning and approval frameworks.
- Strong commercial judgement and the ability to identify risks, opportunities, and areas for value optimisation.
- Confident stakeholder management skills across consultants, contractors, sales agents, and authorities.
- Solid reporting, communication, and organisational capability, with a structured and detail-oriented approach to delivery.
- Experience working within a developer, developer-builder, or consulting environment is highly regarded.
