Inner West Council
Most architects design something and then watch a builder chip away at it during construction. At Ballast Point, you won't have that problem. We're both a registered architectural practice and a licensed construction company, with our own in-house Construction Team. Design what you draw, then walk it through to a finished building, under one roof, with the people who'll actually build it.
We're a practice based in Balmain, specialising in high-quality residential work across heritage conservation areas in the Inner West, East, and North. We're a small, close-knit team, dogs in the office, and enough project variety that you're not doing the same house five times a year.
Why this role is different
Most architects design something and then watch a builder chip away at it during construction. At Ballast Point, you won't have that problem. We're both a registered architectural practice and a licensed construction company, with our own in-house Construction Team. Design what you draw, then walk it through to a finished building, under one roof, with the people who'll actually build it.
We're a practice based in Balmain, specialising in high-quality residential work across heritage conservation areas in the Inner West, East, and North. We're a small, close-knit team, dogs in the office, and enough project variety that you're not doing the same house five times a year.
The role
We need an architect who's comfortable owning a project end to end: pre-design and feasibility, DA/CDC documentation, client management, and construction-phase support, working alongside our Construction Team rather than handing over and disappearing.
In the role, you will:
- Run projects independently from feasibility through to construction delivery
- Be the primary point of contact for clients: interpret briefs accurately,
keep communication clear and direct through the life of the project
- Work hands-on with our Construction Team through documentation and delivery, including site visits
- Produce detailed Archicad documentation, including interiors, joinery, lighting, and electrical
- Specify and schedule finishes, fittings, and fixtures against real client budgets
- Manage day-to-day communication with clients, councils, and consultants
- Support and mentor junior architectural staff
This is a full-time, in-office role based in Balmain.
To apply, you will need:
- Registration with the NSW Architects Registration Board, minimum 3 years post-registration experience
- Demonstrated experience running residential projects from pre-design through to construction
- Working knowledge of the CDC and DA approval pathways, and experience with projects in Heritage Conservation Areas
- Professional working proficiency in Archicad (this isn't optional, as our entire documentation workflow runs on it)
- Solid knowledge of the NCC/BCA and relevant Australian Standards
- Confident, direct communication skills; comfortable being the face of a project to a client, not just the person behind the drawings
Nice to have, not required:
- Experience or exposure to work outside architecture (construction, project management, trades) that gives you a broader read on delivery
- A genuine interest in interior detailing and finishes selection
What's on offer
- See your designs actually get built, by your own firm, without the usual fight to protect the design intent
- Direct client relationships and real creative ownership
- A small, collaborative team where you're not just a cog in the machine
- Balmain office, valuable coffee, dogs, the occasional beer
- $120-145k based on experience, plus super
