Key Responsibilities

- Manage a diverse portfolio of commercial properties, ensuring the highest standards of professional service to landlords and tenants.
- Oversee all aspects of commercial property management, including lease administration, rent reviews, renewals, outgoings reconciliation, arrears management, maintenance coordination, budgeting, and reporting.
- Conduct regular property inspections and implement proactive asset management strategies to maintain and enhance property performance.
- Coordinate maintenance and capital works programs, ensuring timely, cost-effective, and high-quality outcomes.
- Monitor lease compliance and ensure all properties are managed in accordance with legislative and contractual obligations.




- Prepare and manage operating budgets, monitor expenditure, and identify opportunities to improve asset value and operational performance.
- Deliver accurate and insightful reporting to property owners, providing recommendations that support informed investment decisions.
- Maintain comprehensive and accurate property records using property management platforms and technology systems – currently Cirrus8

Client Relationship Management

- Develop and maintain trusted, long-term relationships with property owners, investors, tenants, contractors, and service providers.
- Deliver responsive, proactive, and solutions-focused customer service.
- Act as a strategic advisor to clients, providing market insights, recommendations, and opportunities to improve portfolio performance.
- Collaborate closely with the sales and leasing team to deliver seamless client outcomes and identify opportunities across the broader business.
- Actively contribute to the growth of Yield Commercial's property management division through business development activities.
- Identify, pursue, and convert new property management opportunities from existing relationships, referrals, networking, and market engagement.
- Build and maintain a strong pipeline of prospective management clients.
- Participate in client presentations, proposals, and business development initiatives.
- Work collaboratively with the broader Yield Commercial team to identify cross-referral opportunities across sales, leasing, development advisory, and capital services.
- Promote Yield Commercial's value proposition and strengthen the company's presence within the commercial property market.
- Contribute to achieving portfolio growth targets and strategic business objectives.

You will bring:

- Proven experience managing a commercial property portfolio
- Strong knowledge of commercial leasing, property management practices, and relevant legislation.
- Exceptional client relationship and stakeholder management skills.
- A strategic and commercial mindset with the ability to identify opportunities and create value for clients.
- Demonstrated experience in business development, client acquisition, or portfolio growth, or a strong desire to develop these skills.
- Excellent communication, negotiation, and presentation skills.
- Strong financial acumen, including budgeting, forecasting, and interpreting financial reports.
- Outstanding organisational and time management skills with the ability to manage competing priorities.
- A solution focused, adaptable, and professional approach.
- Experience using property management software and Microsoft Office applications.
- Current Real Estate Licence or Certificate of Registration.
- Current driver's licence.
