Property Direct is seeking an experienced Property Manager to support our Senior Property Manager in the day-to-day management of our growing portfolio of Specalist Disability Accommodation (SDA) properties.

This is an ideal opportunity for someone with solid residential property management experience who enjoys being organised, proactive and out in the field. The role is heavily focused on maintenance coordination, inspections and providing administrative support to ensure our portfolio is managed to the highest standard.

Based in our East Brisbane office, this position (Monday to Friday) involves regular travel to properties throughout South East Queensland and the Wide Bay region. Travel is generally planned in advance, and a fully maintained company vehicle is provided for all work-related travel.

About the Role

Working closely with our Senior Property Manager, your responsibilities will include:

- Conducting routine, entry & exit property inspections across South East Queensland and the Wide Bay region.

- Hand over meetings with the appointed NDIS SIL provider and preparation of the handover pack.

- Preparing detailed inspection reports.





- Coordinating repairs and maintenance with owners, tenants and contractors.

- Following up outstanding maintenance requests.

- Liaising with trades to obtain quotes and schedule works.

- Monitoring maintenance budgets and work progress.

- Assisting with compliance and property documentation inlcuding Tenant Welcome packs.

- Providing general property management administration.

- Supporting the Senior Property Manager with ad hoc tasks and projects.

- Delivering exceptional customer service to property owners, residents and stakeholders.

About You

To be successful in this role you will have:

- A minimum of 3 years' experience in residential property management.

- A current Queensland Real Estate Registration Certificate.

- Excellent communication and customer service skills.

- Robust organisational and time management abilities.

- High attention to detail and the ability to work autonomously.

- Confidence managing competing priorities in a fast-paced environment.

- A current driver's licence with a safe driving record.

- Willingness to travel throughout South East Queensland and the Wide Bay region, including occasional overnight stays where required.





- Proficiency with Microsoft Office (experience with property management software will be highly regarded).

- The ability to successfully obtain an NDIS Worker Screening Clearance prior to commencement.
