Due to continued growth, Meridian Homes is seeking an experienced Residential Estimator to join our team. This is an exciting prospect for a motivated and detail-oriented skilled who thrives in a fast-paced environment and takes pride in producing accurate, timely, and commercially sound estimates. The role is ideally suited to someone who enjoys the challenge of estimating architecturally diverse homes, rather than repetitive project housing, and values delivering high-quality outcomes on every build.

Reporting to the Estimating Manager, your responsibilities will include:

- Work closely with the Design, and Construction teams to review building contracts, variations, plans, and engineering documentation, ensuring all project documentation is accurate, complete, and construction-ready prior to site commencement.
- Preparing detailed quantity take-offs from construction drawings, engineering plans, scope of works, and specifications in accordance with company building standards to prepare accurate Bill of Quantities.
- Prepare accurate and competitive sales tenders by assessing client selections, plans, specifications, engineering, and site requirements, ensuring all costs and inclusions are accurately documented and aligned with company standards.
- Assessing cost implications of design changes and pricing client variations.
- Maintaining and updating estimating databases and programs including Databuild and Client Manager.
- Liaising with suppliers and subcontractors to obtain competitive pricing.
- Assess site conditions and identify costs associated with slope, retaining, earthworks,



services, access, and other site-related construction requirements.
- Obtain and evaluate supplier and subcontractor quotations.
- Checking invoices that exceed purchase order values to investigate margin erosion.
- Liaise with internal departments to resolve design, pricing, and construction queries.
- Identify potential cost risks and recommend practical, cost-effective solutions.
- Assist in developing estimating processes and continuous improvement initiatives.

About You:

- Minimum 3 years' experience estimating Australian residential homes.
- Strong understanding of residential construction methods and NCC requirements.
- Excellent understanding of construction costs, material take-offs, and labour pricing.
- Strong experience using DataBuild estimating software.
- Ability to accurately interpret architectural, structural and engineering plans.
- Excellent numerical, analytical and problem-solving skills.
- Strong analytical and problem-solving skills.
- High level of accuracy and exceptional attention to detail.
- Ability to work independently while contributing positively to a collaborative team.
- Excellent organisational and time management skills with the ability to manage multiple projects simultaneously.
- Strong communication skills and the ability to build positive working relationships across all departments.
