About BlueCHP

BlueCHP is a not-for-profit Tier 1 Community Housing Provider and a registered NDIA provider of Specialist Disability Accommodation (SDA). Our mission is to ensure all Australians have access to a safe, secure, and affordable home. We currently own and manage approximately 900 homes across our Social, Affordable, and SDA housing portfolios.

About the Role

As the SDA Property Manager, you will be responsible for the end-to-end tenancy and property management of our SDA portfolio across New South Wales, Victoria and South Australia.

Working closely with the SDA team, you will coordinate participant move‑ins, minimise vacancies, oversee property maintenance, and ensure our homes remain compliant, safe and fit for purpose.

You will also support the SDA Housing Specialist, when required, in delivering our participant‑centred GuideYouHome 7 Step Process, working alongside participants, families, support coordinators and SIL providers to deliver housing solutions that promote independence, choice and quality of life.

Key Responsibilities

Property & Tenancy Management

Manage the day-to-day tenancy and property management of the SDA portfolio.

Coordinate participant onboarding, move‑ins and tenancy agreements.

Manage rent collection, arrears, tenancy enquiries,



breaches and dispute resolution.

Conduct routine property inspections and condition reports.

Coordinate planned and reactive maintenance with contractors.

Minimise vacancies and maintain high property presentation standards.

Ensure properties remain compliant with tenancy legislation, SDA requirements and safety standards.

Stakeholder Management

Develop positive relationships with participants, families, SIL providers, support coordinators, contractors and service providers.

Work collaboratively with internal teams to deliver quality housing outcomes.

Represent BlueCHP at industry meetings and disability housing events when required.

Monitor maintenance expenditure and property budgets.

Approve invoices and manage contractor payments.

Prepare property and portfolio reports.

Maintain accurate records and documentation.

Supporting SDA Development

When required, support the SDA Housing Specialist by:

Assisting participants through the GuideYouHome 7 Step Process.

Supporting housing feasibility assessments and decision papers.

Assisting with residential property acquisitions alongside the development team.

Contributing to the continuous improvement of BlueCHP's systems and processes.

We are looking for someone who is an organised,



proactive and compassionate property professional who enjoys building strong relationships and delivering positive outcomes.

We require you to have:

A current Property Licence.

A current Driver Licence and willingness to travel interstate as required.

Demonstrated experience in residential tenancy and property management.

Excellent communication and stakeholder engagement skills.

Strong organisational, time management and problem-solving abilities.

Sound financial and administrative skills.

High attention to detail and the ability to manage competing priorities.

Strong computer skills, including Microsoft Office (experience with CRM systems and Excel is highly regarded).

A commitment to integrity, professionalism and exceptional customer service.

Experience within Community Housing, Specialist Disability Accommodation (SDA), NDIS or the disability sector is highly desirable, however candidates with solid property management experience and a willingness to learn are encouraged to apply.
