Introduction
If you have managed residential construction and know how to resolve maintenance and warranty issues without losing sight of the customer, this is an opportunity to lead an important function within an established home builder.
You will take ownership of team performance, complex escalations and post-handover service delivery. This is a senior, hands-on position requiring strong technical judgement, clear communication and the ability to keep matters moving.

The Opportunity
Reporting to the State Building Manager, you will lead the residential maintenance and warranty function.
You will manage supervisors and coordinators, oversee maintenance workloads and ensure homeowners receive prompt, practical and professional support following handover.
A major part of the role will be helping the team work through difficult matters. You will provide technical direction, manage escalations, monitor service timeframes and ensure decisions are consistent with contractual,



regulatory and company requirements.
This is not a desk-only management position. You will remain close to the detail, support your team and work directly with construction management, customers, trades and service providers when required.

Key responsibilities
Lead and support the maintenance supervisors and coordination team
Monitor workloads, calendars, response times and team performance
Ensure homeowners receive clear, accurate and timely communication
Provide technical guidance on defects, maintenance and warranty responsibilities
Assist with complex customer concerns and escalated matters
Ensure post-handover maintenance activities follow company requirements
Prioritise and coordinate QBCC matters through to resolution
Build productive relationships with trades, suppliers and internal stakeholders
Review recurring defects and provide practical feedback to construction management




Hold regular meetings with supervisors and coordinators
Improve maintenance procedures, reporting and quality assurance processes
Report on service performance, risks and recurring issues
Coordinate the after-hours roster and provide occasional coverage
Maintain appropriate safety, quality and compliance standards
Requirements
At least five years' experience in residential construction
Previous management, team leadership or supervisory experience
Strong knowledge of project home construction and building processes
Experience assessing defects, maintenance requests or warranty claims
Sound knowledge of relevant building standards and tolerances
The ability to distinguish genuine defects from general maintenance or owner-related issues
Confidence managing escalated concerns and difficult conversations
Strong planning, reporting and stakeholder management skills
A practical and commercially balanced approach to decision-making
A current C Class driver licence
