Across both, the developers I'm placing well right now are the ones with genuine front-end rigour, people who can find the deal, stack the feaso, and take a site through planning, not just administer it once it's set. That's the skill the Victorian market is short on, and it's the one that travels best between asset classes.
I work with established, well-backed developers where the pipeline doesn't live and die by the market cycle, the kind of environments that are still moving while much of the Victorian market is quiet, and where a solid operator has room to own their projects and grow.
