About the Role

We are seeking an experienced Client Side Project Delivery Manager to represent our organisation's interests across the full project lifecycle — from feasibility and design through to construction, handover, and close-out. Working on the client side specifically for the Health and Vet Care industries, you will act as the primary point of accountability for delivering projects on time, on budget, and to the required quality and compliance standards, while managing external consultants, contractors, and stakeholders on our behalf.

This is a pivotal role for someone who understands construction and delivery processes deeply, but who is equally comfortable managing commercial outcomes, stakeholder relationships, and risk — rather than being on the "delivery" side of a contractor or builder. Your clients are health professionals that rely on you making the complex simple.

The client lead is responsible for overseeing the business development and delivery of client projects from initiation to completion, ensuring all stages of the property advisory and clinic set up process is efficiently managed, aligned with client objectives, and delivered within agreed timeframes and budgets. The role requires both strategic oversight and hands-on management of project activities, including client liaison, coordination of internal and external stakeholders, and streamlining of project workflows.

Key Responsibilities

Project Leadership & Delivery

Executing the business development strategy on behalf of the business

Maintain relationships with referral partners including financial lenders, brokers, building partners and others in the health and vetcare ecosystem

Act as the client's representative across all phases of the project lifecycle (feasibility, design, procurement, construction, handover)

Manage multiple property advisory projects across the healthcare and veterinary sectors.





Manage clients along the journey and ensure a premium customer experience is achieved for the clients of the business

Develop and manage project plans, budgets, programs, and risk registers

Oversee external consultants (architects, engineers, quantity surveyors) and contractors to ensure deliverables meet scope, quality, time, and cost expectations

Chair project control group meetings, design reviews, and progress meetings

Commercial & Contract Management

Manage procurement processes including tendering, contract negotiation, and contractor/consultant appointments

Monitor project budgets, cost forecasts, and variations; report on financial performance against approved budgets

Review and manage contractual obligations, claims, and disputes in the client's interest

Ensure value-for-money outcomes across the project lifecycle

Stakeholder & Risk Management

Serve as the key liaison between internal stakeholders (executives, operations, end-users) and external delivery teams

Identify, monitor, and mitigate project risks, escalating issues as required

Manage regulatory approvals, planning permits, and compliance requirements (state and local government)

Ensure WHS (Work Health and Safety) compliance is upheld by all parties across the project

Reporting & Governance

Provide regular project status reports to senior leadership and/or boards

Maintain robust project documentation, audit trails, and governance records

Support post-occupancy evaluation and lessons-learned processes at project close-out About You





Essential

5+ years' experience in project/delivery management, ideally in a client-side, owner's representative, or superintendent capacity

Demonstrated experience managing construction, fit-out, infrastructure, or capital works projects in Australia

Robust understanding of Australian building codes, planning approval processes, and relevant state-based WHS legislation

Solid commercial acumen — budgeting, cost control, procurement, and contract administration (familiarity with AS4000, AS4902, or similar standard form contracts)

Excellent stakeholder management and communication skills, with the ability to influence at executive level

Strong risk management and problem-solving capability

Desirable

Tertiary qualification in Construction Management, Engineering, Architecture, Quantity Surveying, or related discipline

PMP, PRINCE2, or equivalent project management certification

Experience across a specific sector (e.g. health, education, retail, commercial fit-out, infrastructure) — tailor to your context

Working knowledge of BIM, project management software (e.g. Procore, Aconex, MS Project)
