The primary objective for this project was to consolidate operations for an existing office, which was located on multiple floors and separate buildings, creating a segregated work culture. The client engaged the design firm to develop a program and provide schematic planning for potential lease locations. The new office needed to accommodate 90 staff on one level and facilitate interaction.

Staff surveys and meetings established the key concepts of “collaboration” and “flexibility”, which became guiding principles for planning. The client elected to lease a 23,800 sq. ft. space on an upper level of an office building, with an expansive view to the city’s downtown. Through consolidation and efficient planning, a rentable area of 23,800 sq.ft., similar to their existing footprint, met their current needs plus additional workstations and flex space to accommodate future growth.

Renovations included demolition of existing interior office spaces, low ceilings, and outdated fluorescent lighting. The recent design takes advantage of 16’ high ceilings and reintroduces clear glass at previously concealed upper window spandrel panels. Light, reflective finishes harvest daylight deep into the space and felt baffles with new LED fixtures are elevated to maintain views.

Natural, tactile elements such as the wood slat dividers and cable plant trellises provide visual separation and further accentuate verticality. Materials and finishes were selected to reflect the client’s business, and included concrete, wood, stone,



steel and glass – focusing on the use of both honest and enduring materials. Flexible, ergonomic workstations were selected to improve comfort and function for staff, all within a smaller workstation footprint.

New private offices, constructed with demountable glass fronts are positioned at the back of the office, allowing access to natural lighting throughout the open office. A variety of enclosed and open meeting spaces were developed to facilitate interaction between teams, while allowing for privacy within the focused work areas. A large teaming space, integrated within the lunch room, provides flexibility and accommodates all staff meetings and events.

The project was designed to meet LEED Silver performance (LEED v4 ID+C) – certification for the project is pending. Key strategies include waste diversion, indoor air quality control, acoustic performance, daylighting, and appropriately selected materials and finishes. A close collaboration and timely communication between the client, design team, and contractor was required to meet the strict time frame set by lease agreements.

Construction commenced in March of 2023 and building occupancy was achieved by September 2023.
