As the business continues to grow, we arre looking for an experienced Estimator with a proven background in pricing architecturally designed custom homes to strengthen our commercial team and help deliver exceptional projects.

The Opportunity

Reporting to the Director, you will play a pivotal role in the commercial success of our projects from initial feasibility through to final completion.

Unlike traditional estimating roles, this position spans the full project lifecycle. You will lead estimating and tendering during pre-construction before transitioning into the commercial management of projects once construction commences. You will ensure each project is accurately priced, commercially managed and delivered successfully.

Key Responsibilities

- Prepare preliminary budgets and detailed project estimates for architecturally designed residential projects.
- Complete accurate quantity take-offs and analyse architectural,



structural and engineering documentation.
- Prepare, issue and evaluate subcontractor and supplier tender packages, negotiate pricing and manage procurement.
- Identify commercial risks, value engineering opportunities and cost-saving initiatives throughout the project lifecycle.
- Prepare project budgets, cost plans and contract documentation to support successful project delivery.
- Manage subcontractor and supplier agreements, purchase orders and procurement throughout construction.
- Price, prepare and administer client variations, change events and subcontractor variations.
- Monitor project budgets, commitments, forecasts and cashflow to ensure strong commercial performance.
- Work closely with Operations and Site Supervisors to provide commercial support from project inception through to completion.
- Maintain estimating databases, cost benchmarks and commercial systems while contributing to the continuous improvement of LAWRIE's estimating and contract administration processes.

Ideal Candidate

- Applicants from anywhere in Australia with minimum 3 years' experience in estimating architecturally designed custom homes.
- A qualification in Quantity Surveying,



Construction Management or a related discipline.
- Experience working across both estimating and contract administration functions.
- Strong understanding of residential construction methodologies, procurement and contract administration.
- Excellent quantity take-off and measurement skills.
- Robust commercial acumen with the ability to identify project risks and opportunities.
- High attention to detail and exceptional organisational skills.
- Excellent communication and negotiation skills.
- Ability to manage multiple projects simultaneously.
