About the Role Emmanuel College and Josiah College are seeking an experienced and practical Property Manager to lead our Building, Maintenance and Repairs (BMR) team.
The Property
Manager is responsible for the safety, presentation and continuous improvement of the physical environments across both Colleges. The role ensures our campuses remain safe, compliant, attractive and fit for purpose, providing environments where students can flourish, staff can perform their best work and families feel welcomed. This is a hands-on leadership role that combines team development, facilities management and practical maintenance.
You will lead the day-to-day activities of the Property team, coordinate specialist contractors, manage preventative and reactive maintenance, and contribute to longer-term facilities and asset planning. Working closely with College leaders and staff, you will build trusted relationships and deliver responsive,
practical solutions that support teaching, learning, events and broader College operations. This is a permanent, five day per week position with an expected commencement date of 06 October, 2026.
Key Responsibilities Lead and develop the Property team across maintenance, grounds and facilities operations.
Plan and allocate daily and weekly work across both campuses.
Coordinate and undertake general maintenance, including minor building repairs, painting and carpentry.
Manage preventative and reactive maintenance programs.
Engage and supervise specialist contractors and service providers.
Ensure facilities, plant, equipment and essential services remain protected and compliant.
Conduct regular property inspections and coordinate corrective work.
Support the preparation of facilities for College events and community activities.
Monitor maintenance expenditure, quotations, purchasing and contractor invoices.
Maintain accurate maintenance, asset and compliance records.
Respond to urgent property, infrastructure and operational issues.
Identify practical improvements to campus safety, functionality, presentation and efficiency.
About You
You are a practical and approachable leader who takes pride in delivering high-quality work and supporting others. You combine strong technical and maintenance knowledge with the ability to lead a team, manage competing priorities and build positive relationships.
You Will Bring
Experience leading a maintenance, property or facilities team.
Relevant trade qualifications,
facilities management qualifications or equivalent practical experience.
Broad knowledge of building maintenance, equipment and essential services.
Experience managing contractors, quotations and minor works.
Strong knowledge of safe work practices and contractor compliance requirements.
Sound planning, organisational and problem-solving skills.
A willingness to work alongside the team and contribute to practical maintenance activities.
Strong communication skills and a responsive, service-focused approach.
A current Queensland Driver Licence.
A commitment to the Christian ethos, values and mission of Emmanuel College and Josiah College.
Experience in a school, community or similarly complex operational environment will be highly regarded.
