Vanti Built (Vanti Group Pty Ltd) designs and builds luxury custom architectural homes, small to medium size subdivisions with complex civil works, and pushing more into Townhouse projects primarily across Brisbane, but expend to northern Gold Coast, Redland Bay and Logan. About the role

Vanti Built is seeking an experienced and driven Residential Site Manager to join our growing Brisbane team. This is a full-time, site-based leadership role responsible for managing the day-to-day delivery of residential construction projects from site commencement through to completion and handover.

You will primarily oversee our luxury custom home projects, as well as residential subdivisions involving civil works. Where required, you will also supervise Foremen and Leading Hands delivering smaller townhouse developments.

This is a hands-on role suited to someone with strong technical construction knowledge who can confidently interpret architectural, structural, civil and services documentation with a builder’s eye. You will be expected to identify design, coordination and buildability issues before they affect construction, resolve site challenges efficiently and make practical on-site decisions that keep multiple trades working safely and productively to program.

You will also lead our in-house carpentry team, currently comprising two to four team members, while working closely with our Project Manager, Contract Administrators and Cost Planner.

As Site Manager, you will take ownership of all site operations, including programming, subcontractor coordination, quality control, safety, documentation, inspections and client-facing site activities. Your focus will be to ensure every project is delivered safely, efficiently, on time and to the exceptional standard expected of Vanti Built.

This position is pivotal to maintaining our reputation for high-quality residential construction and providing an outstanding experience for our clients, subcontractors and internal team.

Key responsibilities





- Manage and supervise all on-site construction activities, ensuring compliance with project plans, specifications and building codes
- Oversee site safety protocols and ensure all team members adhere to health and safety regulations and company policies
- Keeping sites clean, organised and maintained
- Monitor project budgets, manage costs and identify opportunities for efficiency improvements
- Schedule and coordinate labour, materials and equipment to ensure timely project progression
- Conduct daily site inspections and maintain comprehensive site documentation and records
- Communicate effectively with clients, architects, engineers and subcontractors to ensure project alignment
- Manage quality assurance processes and address any defects or issues promptly
- Lead and mentor site teams, providing guidance and support to foster a positive work setting
- Report on project progress and escalate issues to senior management as required

What we're looking for

- Minimum 5+ years' experience in residential construction site management or supervision roles completing the same scope of works we produce (custom luxury, civil works, boutique townhouses).
- Highly organised and detailed to review designs and see things before they arise. Able to make calls on design.
- Can do attitude, and motivated to take actions immediately and does not mind to get their hand dirty with the site team if required
- People management skills, including managing our own carpentry team of 2 - 4 people.
- Proven track record of successfully managing multiple residential projects simultaneously (approximately 5 - 8 projects)
- Strong knowledge of building codes, timber framing standard material installation guides, safety regulations and construction best practices
- Experience in understanding cost control and resource planning




- Demonstrated leadership skills with the ability to motivate and manage diverse teams
- Excellent communication and stakeholder management abilities (clients, neighbours, authorities)
- Strong organisational and problem-solving skills with meticulous attention to detail
- Proficiency in construction management software and digital tools (Buildertrend)
- Current White Card
- Valid driver's licence and willingness to travel between project sites as required
- Relevant qualifications such as a Certificate IV in Building and Construction (Supervision) or equivalent are highly valued
