Cbus Property is seeking a Strategy and Portfolio Analyst to support our Strategy, Growth and Performance team, based in either our Melbourne or Sydney office. Reporting to the Chief Operating Officer, this newly created role will contribute directly to how Cbus Property evaluates growth opportunities, assesses performance and sharpens its strategic direction.

Who we are

Cbus Property is a wholly owned entity of CBUS Super, the industry superannuation fund for the Australian construction, building and allied industries, with funds under management exceeding $105 billion.

Cbus Property is responsible for the strategic performance and management of all aspects of the CBUS Super direct property investment business, including major investments and developments in the commercial office, residential and retail sectors. Our property portfolio currently exceeds $7.8 billion, with a further $3.4 billion of development work in hand, making us one of Australia’s leading integrated property investors and developers.

The Role

The Strategy and Portfolio Analyst role will work across a broad range of responsibilities, combining rigorous market research, data analysis and financial modelling with the insight and judgement needed to shape delivery of business objectives.

This role provides a unique opportunity to sit at the intersection of analysis and strategy – building financial models and synthesising market and business data into clear insights, while also supporting the development of recommendations for a broad range of audiences. It requires someone who is equally comfortable deep in a model and shaping a narrative for senior stakeholders, and who brings a collaborative adaptable approach to working across a diverse set of teams and priorities.

Key Responsibilities

- Conduct market research, benchmarking and competitive analysis across the property sector.




- Build and maintain financial, operational and scenario-based models to evaluate opportunities, risks and growth options.
- Analyse portfolio, market and business performance data to identify trends, drivers and opportunities.
- Support the development of strategic recommendations, business cases, presentations and reports for senior audiences.
- Work collaboratively across Investments, Development, Finance and Experience functions to support transformation and growth priorities.
- Help identify opportunities to apply AI, automation and advanced analytics to improve the quality, timeliness and efficiency of insights.

About you – What we are looking for

You will be an analytical and commercially minded professional who can move comfortably between detailed modelling and strategic storytelling. You bring curiosity, judgement and the ability to turn data into insight that supports better decisions.

Key Skills and Experience

- At least 3 years of experience in corporate finance, strategy, investment analysis or a related analytical environment.
- Strong understanding of financial markets and the ability to connect market dynamics to portfolio design
- Demonstrated financial modelling capability, with the ability to build and interrogate scenario based and valuation models
- Highly developed PowerPoint, reporting and written communication skills, with the ability to communicate complex information clearly to senior stakeholders.




- Strong ability to synthesise information from multiple sources into clear and actionable insights.
- Advanced Excel skills, with Power BI experience or willingness to undertake approved Power BI training.
- Sound commercial acumen and strong analytical and problem-solving capability.
- A collaborative, flexible approach and the ability to build trusted relationships with stakeholders at all levels.
- A genuine interest in real estate and property markets, with an intellectually curious and capable approach to new problems
- An interest in applying AI and advanced analytics to improve insight generation.
