Residential Sales Estimator / Pre-Construction Consultant

Alexacon Design & Build is a growing residential construction company delivering custom homes, duplexes, townhouses, secondary dwellings and residential developments across the Central Coast, Newcastle and surrounding areas.

Due to continued growth and a strong pipeline of enquiries, we are seeking an experienced Residential Sales Estimator to manage clients through the complete pre-construction journey from the initial enquiry and site meeting through to detailed estimating, quotation presentation and signed building contract.

This is not a traditional estimating only position. We are looking for someone who can combine strong construction knowledge with excellent communication, organisation and sales ability.

The successful candidate will take ownership of new opportunities, build trust with clients, coordinate the design and estimating process, and prepare accurate, commercially sound quotations that protect the company’s required margins.

The role

You will be responsible for managing prospective clients from their initial enquiry through to a successful construction handover.

Your responsibilities will include:

- Responding to and qualifying new residential construction enquiries

- Conducting initial client calls, office meetings and site inspections

- Understanding the client’s objectives, budget, timeframe and project requirements

- Identifying whether a proposed project is realistic and commercially suitable

- Working closely with our building designer throughout the concept and design process

- Advising clients on design decisions that may affect construction costs

- Preparing preliminary construction budgets and feasibility estimates

- Reviewing architectural, engineering and consultant documentation

- Completing detailed quantity take-offs and construction estimates

- Obtaining and comparing supplier and subcontractor quotations

- Preparing accurate trade breakdowns, allowances, Prime Cost items and Provisional Sums

- Identifying exclusions,



design gaps and potential construction risks before pricing

- Applying the company’s required overheads, contingencies and gross margins

- Preparing professional client quotations and scope documents

- Presenting and explaining quotations to clients

- Managing client questions, revisions and value-management discussions

- Following up outstanding proposals and progressing suitable clients toward contract

- Maintaining accurate lead, estimation and communication records in Wunder build

- Coordinating a complete pre-construction handover once the project proceeds to construction

About you

To succeed in this role, you will ideally have

- Previous experience estimating residential construction projects

- A strong understanding of custom homes, duplexes, townhouses, renovations or secondary dwellings

- The ability to interpret architectural, structural and consultant documentation

- Experience completing detailed take-offs and trade-based estimates

- A practical understanding of residential construction methods, sequencing and terminology

- Strong knowledge of supplier pricing, subcontractor scopes and construction allowances

- The confidence to communicate with clients and explain construction costs clearly

- Strong sales, negotiation and relationship-building skills

- Excellent attention to detail and commercial awareness

- The ability to identify missing scope, pricing risks and potential cost overruns

- Strong computer skills and the ability to learn construction management software

- Experience with Wunderbuild or similar estimating and CRM software would be advantageous

- A current Australian driver licence

You must be comfortable communicating with clients while also having the technical ability to prepare a detailed, accurate and buildable quotation. You will understand that securing the right project at the right margin is more important than simply winning every job.

Remuneration

A competitive base salary plus superannuation will be offered based on the successful applicant’s experience.

The role also includes a commission structure rewarding successful project conversions while maintaining the company’s required gross margin.
