We are seeking an accomplished Leasing Manager to lead the leasing performance of a significant new Build-to-Rent community in Melbourne.
Working within a highly professional, institutionally owned environment, you will be responsible for far more than inspections, applications and lease administration.

You will own the leasing strategy, lead the onsite leasing team and provide the commercial insight required to optimise rental income, occupancy and asset performance.

The role requires someone who understands the numbers behind leasing performance and can confidently analyse, interpret and report on pricing, yields, rental velocity, incentives, conversion, vacancy, renewals and competitor activity.

The opportunity

Reporting to the General Manager and working closely with senior operational, commercial and marketing stakeholders, you will take ownership of leasing performance across the asset. You will balance the need to achieve occupancy targets with the equally key requirement to protect rental rates and maximise long-term revenue. Using leasing data and real-time market intelligence, you will make clear recommendations on pricing, incentives, apartment availability and the broader leasing strategy.

You will also manage and develop the onsite Leasing Agents, creating a high-performing, accountable and customer-focused team.

Key responsibilities

- Take overall responsibility for the leasing performance of the community, from initial enquiry through to move-in and renewal.
- Use live leasing data to understand demand, identify emerging issues and determine where the team should focus its activity.
- Track rental velocity, enquiry-to-lease conversion, vacancy exposure, renewal outcomes and apartment-level performance.
- Maintain a detailed understanding of competing developments, including their rents, incentives, availability, product offering and rate of absorption.




- Provide clear recommendations on pricing, incentives and the release of available apartments, supported by market evidence and leasing results.
- Prepare accurate and insightful performance reporting for the General Manager, senior leadership and institutional ownership stakeholders.
- Lead the onsite leasing team, providing structure, coaching and clear expectations around activity, follow-up and results.

What you will bring

- A successful background in residential or commercial leasing, Build-to-Rent, project leasing or another high-volume property environment.
- The ability to look beyond leasing activity and understand how pricing, occupancy, incentives and vacancy affect the financial performance of an asset.
- Confidence working with leasing data and turning detailed information into practical commercial recommendations.
- A disciplined approach to competitor research, reporting and market analysis.
- Experience leading, coaching or providing direction to leasing professionals.
- Strong systems capability across CRM, property management and reporting platforms.
- The credibility to discuss leasing performance with senior executives and sophisticated property stakeholders.
- Certificate IV in Real Estate Practice or Real Estate Licence is required for this role. Unfortunately, if this is not current, we cannot consider your application
