It’s time to build out a commercial offering for clients and we're looking for the person to build and lead it from the ground up. This isn't a role where you inherit a playbook. It's a role where you write one.

We already have the client base, the brand, and the deal-sourcing infrastructure. What we need is genuine commercial property investment expertise: someone who can build our underwriting framework, define what a good commercial asset actually looks like for a long-term investor, and lead our clients through it with authority.

For the right person, this comes with a genuine path to equity in the commercial division. We're not looking to hire a senior employee; we're looking to bring in a builder-owner.

What You'll Do

- Design and own Search Property's commercial investment framework, the metrics, the process, and the standards we use to assess every deal (WALE, tenant covenant strength, lease structure, cap rate vs. comparable sales, land value vs. improvement value, zoning and highest-and-best-use, vacancy risk by asset class)
- Lead commercial property searches and acquisitions end-to-end for our clients, from brief through to settlement
- Build and lead the commercial buyer's agency team as the division scales
- Develop and maintain relationships with commercial agents, valuers, and industry contacts nationally
- Convert our existing residential client base into commercial investors, working alongside our existing sales and client relationship teams




- Represent Search Property's commercial offering publicly, including contributing to our content and brand channels
- Partner directly with the founder on strategy, structure, and the long-term build of the division

What You Bring

We're prioritising investment judgment and technical depth over sales pedigree. Ranked in order of fit:

1. Ideal: An experienced commercial real estate agent/buyer's agent with a demonstrated track record acquiring commercial property for investors
2. Strong fit: A commercial real estate agent (sales/leasing) with deep transactional experience and a genuine grasp of investment fundamentals, ready to move to the buy side
3. Also strong: A commercial property analyst, valuer, or capital markets professional (fund, syndicator, agency research/analytics) who understands underwriting cold and wants to move into a client-facing, deal-doing role

Across all profiles, you'll need:

- A genuine, provable understanding of what makes a good long-term commercial investment, not theory, but judgment earned from doing it
- The ability to build process and structure from scratch, not just execute an existing one
- Comfort operating with autonomy in a fast-growing, entrepreneurial environment
- Strong communication skills, you'll be client-facing and, over time, the public face of our commercial offering
