Lead Finance for One of Australia's Most Prestigious Residential Communities

Salary $150,000 - $160,000 p.a. + Superannuation

Sanctuary Cove is Australia's premier master-planned residential resort community, home to multiple body corporate entities, world-class facilities and a unique community governance structure.

We are seeking an experienced Finance Manager to lead the finance function across Sanctuary Cove Community Services Limited, Sanctuary Cove Security Services and multiple associated body corporate entities.

Reporting directly to the General Manager and working closely with a Board of Directors, Committees and Finance Sub-Committees, this is a rare opportunity to combine strategic finance leadership with specialist body corporate and community title financial management.

About the Role

You will lead a dedicated finance team and provide financial leadership across a complex multi-entity setting.

Key responsibilities include:

- Strategic financial leadership and governance.
- Monthly and annual financial reporting across multiple companies and body corporate entities.
- Budgeting, forecasting, treasury and cash flow management.
- Statutory compliance including BAS, FBT, Payroll Tax and taxation obligations.
- Audit management and continuous improvement of internal controls.
- Supporting Finance Sub-Committee and Board reporting requirements.
- Leading levy modelling, reserve fund planning and long-term financial sustainability initiatives.




- Providing specialist financial advice to body corporate Boards and Committees.
- Supporting community infrastructure, capital works and asset management decision-making.
- Managing financial obligations within Queensland's body corporate legislative framework.

About You

You are a commercially astute finance professional who can confidently operate at both strategic and operational levels.

You will bring:

- CPA or CA qualification
- Degree qualification in Accounting, Commerce or related discipline
- Minimum 5 years' senior finance leadership experience
- Experience leading and developing finance teams
- Strong financial reporting, budgeting and forecasting expertise
- Experience presenting financial information to Boards, Committees or Executive Leadership Teams
- Outstanding stakeholder management and communication skills

Strong preference will be given to candidates with experience in:

- Community Title Schemes
- Property Management Finance
- Multi-entity financial environments
- Levy-funded organisations
- Queensland body corporate legislation
- Strata Max or similar body corporate management systems
