We are seeking a proactive and customer-focused Maintenance Officer to join our team and play a key role in ensuring our homes are well maintained and our tenants receive exceptional service.

About the Role

Reporting to the Senior Maintenance Officer, you will be responsible for coordinating responsive and planned maintenance activities across Loreto Community Housing properties. You will work closely with tenants, contractors, and internal stakeholders to ensure maintenance services are delivered efficiently, professionally and in accordance with legislative and organisational requirements.

This role involves regular property inspections, contractor liaison, work order management, maintenance scheduling and participation in an after-hours emergency on-call roster.

Key Responsibilities Tenant & Stakeholder Service

- Deliver a high level of customer service through timely, accurate and professional communication.
- Respond constructively to tenant maintenance requests, concerns and enquiries.
- Build positive relationships with tenants, contractors, and internal stakeholders.
- Provide maintenance support and advice in line with organisational policies and legislative requirements.
- Deliver services in a tenant focused, culturally responsive and confidential manner.

Property Maintenance & Inspections

- Respond to maintenance requests and conduct responsive maintenance inspections.
- Undertake planned maintenance inspections in conjunction with maintenance staff and contractors.
- Conduct vacate inspections and scope of works, including documentation and photography.
- Undertake excess water usage inspections and issue notifications in accordance with policy.
- Complete defect inspections and lock-up inspections for new build properties.
- Perform minor onsite maintenance repairs where required.





Contractor & Work Order Management

- Issue, monitor and follow up maintenance work orders within required timeframes.
- Review extension of time requests and contractor correspondence.
- Audit completed works and monitor contractor performance against established KPIs.
- Arrange installation and monitoring of alarms in vacant or at-risk properties.

Compliance & Administration

- Maintain accurate records within the Housing Management System and associated databases.
- Manage servicing schedules for assets including heat pumps and hot water systems.
- Prepare reports, documentation and maintenance information as required.
- Ensure maintenance activities comply with the Residential Tenancy Act 1997 and organisational policies.
- Provide timely feedback to the tenancy team regarding property condition and tenancy concerns identified during inspections.

Team Contribution

- Participate actively in team meetings, training, workshops and organisational events.
- Demonstrate professionalism, integrity and accountability in all aspects of work.
- Contribute positively to a collaborative and supportive team culture.
- Participate in the after hours on call roster for emergency maintenance responses.

Selection Criteria

To be successful in this role, you will demonstrate:

1. Relevant Experience and Qualifications Previous experience in a social housing, public housing, property maintenance, facilities management or related role. Relevant tertiary qualifications in facilities management, building and construction, property services, or a trade qualification are highly desirable.
2.



Understanding of Tenant Needs Understanding of and sensitivity to the needs of people on low incomes and those experiencing complex social circumstances, together with the ability to maintain the highest levels of confidentiality, professionalism and discretion.
3. Communication and Customer Service Skills Well-developed communication and interpersonal skills, including a proven ability to build effective relationships and deliver high-quality customer service to people from diverse backgrounds and life experiences.
4. Negotiation and Conflict Resolution Proven ability to utilise negotiation, problem-solving and conflict resolution skills to achieve positive outcomes, including managing difficult conversations and responding appropriately to challenging behaviours.
5. Legislative Knowledge Demonstrated understanding of the Residential Tenancy Act 1997 (Tasmania) and a practical knowledge of its application within property maintenance, facilities management and community housing environments.
6. Systems and Record Management Demonstrated ability to work effectively with information management systems, databases and technology platforms, with a strong focus on maintaining accurate records, documentation and data integrity.
7. Organisation and Time Management Proven ability to plan, prioritise and manage competing demands while meeting deadlines and maintaining a high standard of work in a quick-paced environment.

Additional Requirements

- Current Tasmanian Driver Licence.
- Registered Working with Vulnerable People Card
- National Police Check and other pre-employment screening requirements as applicable.
