Property management is a excellent career — varied, people-focused, never boring. It's also hard some days. Anyone who tells you otherwise in a job ad is lying to you, and that's not a great way to start a working relationship.
Why we're hiring (honestly)
We're Real People Real Estate — a local agency on Curtis Road, Munno Para, handling sales and property management across Adelaide's northern suburbs. Right now we're two full-time property managers and a hands-on Principal in our PM team. Like most workplaces, we want to make sure we're getting out the door at a reasonable hour so we can enjoy time with our families and stay involved in our communities — but we need some help to keep that culture intact.

Where you're at in your real estate career decides where you start and what it makes sense to pay. The more valuable you become, the more you earn — the long-term goal is for you and us to earn and learn our way to the next level together.
Assistant Property Manager | up to $50k
Super green? Start here. You'll work alongside our property managers, helping with ingoing and outgoing inspections, maintenance follow-up, tenant communication and file work — the supporting parts of the job, not the tasks that need registration to perform. The expectation is simple: you're working towards your PM registration while you learn how this is done properly, because this level is a starting point, not a destination. We'll show you the ropes; you bring the energy.
Property Management Associate | $50k–$60k
Registration in hand, training wheels on or just off. You're not running a whole portfolio yet — you're learning how to, while doing real work the team would struggle without: inspections and reports, maintenance coordination, tenant communication, lease renewals, the day-to-day running of tenancies. You know enough now to bring real value, and you'll need a decent amount of support — which is exactly what you'll get. Help when you ask, direction when you need it, and our Senior Property Manager alongside you for the high-stakes firsts: your first bond claim, first breach, first tribunal matter. This is where you build the reps that turn into your own portfolio.
Gun Property Manager | $60k–$75k
You still have a team around you — everyone here does — but you can step in anywhere, because you know how to do the lot. Landlord needs signing up? You can do it. Insurance claim needs challenging with the insurer? You've got it.
A tenant not doing the right thing needs moving on? You can run that process with your eyes closed — properly, documented, and by the book. You occasionally need help, we all do, but you can independently manage a portfolio without drowning in it, because you've got this. Full autonomy, the complex files, and a real say in how our systems improve. A sane portfolio size, and a Principal who actually turns up to SACAT with you. At this point, you're our next leader in the making — and we've seen what's advertised versus what's actually paid around here, so if you're worth more, prove it at interview and we'll have that conversation.
What actually makes a great property manager?
Not what most people guess. The best PMs we've seen share the same handful of qualities. They're organised without being told, and they notice the small errors before they become expensive ones. They follow through on the small stuff and do it properly every time — because the process is what protects our owners, and in this job shortcuts always come back to bite you: the inspection you rushed, the phone call you didn't file, the follow-up you skipped. They stay calm when three things go wrong at once. They can read people — knowing when a tenant needs patience and when a situation needs a firm line — and they're no pushover: they can hold a position under pressure without becoming the villain. They're comfortable being the adult in the room, and they take pride in a clean file, because the paperwork is what wins the argument six months later.
We boil all that down to two words:
competency and energy
. Competency, because this job punishes shortcuts. Energy, because no two days are the same and some of them will test you — and the interesting parts of this job are the messy ones.
And fit. This is a small team, so fit matters more than anything on your CV. If you fit the culture and you're aligned with how we work, you'll actually enjoy working here.
Notice none of that requires a real estate background. That's why the people who succeed in this industry come from all directions:
The career changer.
Retail, hospitality, admin, nursing, banking — anywhere you've juggled demanding people and competing deadlines. Those skills transfer almost perfectly; we just add the industry knowledge on top. If you've been in a part-time job that's beneath what you're capable of, this is what turning "just a job" into an actual career looks like.
The team changer.
An experienced PM buried under a mega-portfolio at a franchise, doing good work nobody notices. You don't need retraining — you need a sane portfolio, real backup, and your name on your work.
The returner.
Coming back to the workforce after years running a household and everyone's schedules? You've been doing unpaid project management the whole time — coordinating, budgeting, chasing people, keeping records, having the hard conversations. This industry is one of the few that recognises that for what it is.
New to the industry or a 20-year vet — both welcome. Full time or part time — we'll shape the role around the right person.
The work itself
Everything below is the job — how much of it you own depends on where you come in. As an Assistant you're helping with it, as an Associate you're doing it with support, and as a Gun you're running it:
Residential property management end-to-end — leasing, inspections, maintenance, arrears, vacates and bond claims
Evidence preparation and supporting owners through SACAT matters when things get disputed
Insurance claims done properly — documented, followed up, seen through
Honest conversations with tenants and landlords, including the tough ones
Records kept clean enough that if a matter lands at a tribunal, we win on paperwork
How the interview places you
You've seen the three levels above — the interview is how we work out together which one you're walking into. It's not a CV recital. It's about your transferable skills, your values, and whether you're a good fit for how we work. Proven experience strengthens your case, but it's the bonus, not the entry ticket — and people regularly test better than they rate themselves.
We'll be straight about the pay side too: we're not asking anyone to do charity work, and we won't pretend the number isn't tied to anything. The value you bring determines what's sustainable for us to pay in return — and as you learn, that number moves up the ladder with you. It's an honest two-way deal, which is exactly how we'd want it if we were the ones applying.
What you'll need on day one
Starting as an Assistant: enrolled in (or ready to enrol in) your SA Property Management Registration — not sure where to start? We'll point you in the right direction
Starting as an Associate or Gun: registration completed
Everyone: a current police check (or willing to obtain one before starting), a reliable car and a current driver's licence
At every level: A driver's license and a valid police check
