WestUrban Construction delivers Medium Density (MD), Multi-Unit (MU) and High-end residential projects across Melbourne. WUC is the development engine of the Group — combining design-and-construct capability, in-house procurement strength and disciplined project management to deliver complex residential developments from town planning through to handover.
Clinton Grand (CG) — High-end Homes
Clinton Grand is the Group's luxury bespoke home brand, specialising in architecturally designed high-end custom homes across Melbourne's premium residential suburbs. CG focuses on high-end custom homes, architect-led residential projects, prestige duplex and luxury townhouses, high-specification finishes and a personalised client experience. Backed by WestUrban Group's established construction systems, Clinton Grand is positioned to scale to 40 premium homes per annum while maintaining craftsmanship excellence and strong commercial performance.
POSITION PURPOSE
The Manager — Design & Documentation reports to the General Manager / Director and leads the design and documentation function across both Clinton Grand high-end homes and WestUrban Construction (WUC) Medium Density, Multi-Unit and High-end projects.
The role is accountable for delivering cost-effective, buildable, fully-coordinated design documentation — from town planning through to construction — that drives construction efficiency, protects project margin and elevates the architectural quality of both brands.
The role has three primary focus areas:
1. Develop cost-effective build products that balance architectural intent with commercial buildability across both CG and WUC product ranges.
2. Streamline construction details — establishing a Group detail library that reduces site RFIs, variations and rework.
3. Standardise documentation templates and processes — unified Revit standards, drawing templates, schedules and QA procedures across the Group.
KEY RESPONSIBILITIES
Cross-Divisional Design Leadership
- Lead the architectural design function across Clinton Grand luxury homes and WUC development projects from client brief through concept, design development and full construction documentation.
- Translate client and feasibility briefs into refined spatial planning, façade articulation and architectural expression suited to each brand's market positioning.
- Provide architectural leadership across both divisions — protecting CG's premium luxury identity while delivering efficient repeatable solutions for WUC developments.
- Independently prepare concept designs and coordinate with town planners, consultants, builders and clients as required
Cost-Effective Design & Build Product Development
- Develop a cost-effective build product range that balances design quality with construction efficiency, procurement leverage and margin protection.
- Drive design solutions that reduce build cost without compromising architectural intent, finish quality or brand positioning.
- Produce Opinions of Probable Cost at all project stages and ensure the design team understands cost and budget allowances.
- Provide technical input during early feasibility and concept stages so projects are buildable, cost-productive and aligned with construction methodology.
- Identify and implement at least three cost-saving measures annually without compromising quality.
- Align design decisions with project feasibility, commercial objectives and Group procurement strategy.
Town Planning Process (Medium Density & Multi-Unit)
- Lead the town planning process for WUC Medium Density (MD) and Multi-Unit (MU) projects — from site analysis and feasibility through to planning permit issue.
- Prepare and coordinate town planning submissions including site context analysis, design response, urban context reports and ResCode / Clause 55 / Clause 58 assessments.
- Liaise directly with Town Planners, Councils, Referral Authorities and external consultants (traffic, arborist, waste, ESD, acoustic, etc.) to resolve planning issues efficiently.
- Manage planning conditions, Section 72 amendments, VCAT submissions (where required) and respond to Council Requests for Further Information (RFIs).
- Ensure planning design solutions are commercially viable,
buildable and aligned with the project feasibility brief — avoiding planning outcomes that erode project margin.
- Maintain a Group town planning register tracking planning status, key conditions and statutory milestones for all MD and MU projects.
- Transition projects cleanly from Planning to Building Permit and Construction documentation — preserving design intent and contract conditions.
Construction Documentation Governance
- Oversee preparation of complete, coordinated, construction-ready documentation sets including: architectural plans, elevations and sections, detailed construction details, joinery drawings, schedules and specifications.
- Ensure documentation is technically resolved prior to permit lodgement and construction commencement to minimise ambiguity, RFIs and site variations.
- Coordinate effectively with structural, civil, services and energy consultants — integrating consultant inputs into a single coordinated set. Ensure documentation complies with the National Construction Code (NCC), Victorian Building Regulations, planning permit conditions and Domestic Building Contracts.
- Conduct tenders, negotiate contracts, administer building contracts and respond to builder and client queries before, during and after construction.
Streamlined Construction Details
- Develop and maintain a Group detailing library — premium detailing for CG, efficient repeat-use detailing for WUC.
- Cover key interfaces: bespoke joinery, custom staircases, lighting integration, ceiling articulation, premium material junctions, waterproofing transitions, façade and balustrade systems.
- Ensure detailing clarity supports construction efficiency, reduces site rework and protects craftsmanship quality.
- Maintain high-specification standards across finishes, fixtures and built elements without inflating cost.
Documentation Templates & Process Standardisation
- Establish and maintain architectural documentation standards across CG and WUC.
- Develop unified drawing templates, title blocks, annotation standards, scheduling formats and detailing libraries.
- Standardise Revit environments, object/family libraries, view templates and specification benchmarks.
- Implement documentation audit procedures and quality checkpoints prior to each issue.
- Develop and implement at least two new standardisation processes or templates per year.
- Ensure alignment between design documentation and Group Project Management, Procurement and Quality systems.
Premium Architectural Detailing & Brand Architecture (Clinton Grand)
- Lead architectural direction and detailing for Clinton Grand display homes and bespoke residences.
- Develop high-end detailing standards suited to luxury custom homes — bespoke joinery, staircases, lighting integration, ceiling articulation and premium material junctions.
- Ensure display projects reflect Clinton Grand's architectural identity and premium positioning.
- Support the preparation of architectural content for award submissions and marketing initiatives.
- Maintain premium detailing libraries that reflect Clinton Grand's luxury brand expectations.
Team Leadership & Capability Development
- Lead, mentor and supervise the design and documentation team across CG and WUC — including builder designers, junior designers, draftspersons and architectural staff.
- Establish, recruit, train and manage the offshore documentation team in Vietnam and India to meet Group quality standards.
- Prioritise workload, set delivery expectations and foster a strong team culture of collaboration, quality and accountability.
- Develop structured training programs for documentation systems, detailing standards and Revit workflows.
- Conduct technical workshops, onboarding sessions and ongoing development reviews.
- Establish and maintain regular communication across Team Leaders and project teams.
Design Quality Assurance & Risk Management
- Establish design review checkpoints across project stages — concept, DD, tender, IFC.
- Monitor and resolve documentation risks that may impact construction quality, margin or client outcomes.
- Maintain a documentation error rate of less than 5% across all submitted sets.
- Identify systemic or recurring design quality issues and develop processes to address them.
- Escalate significant design, compliance or documentation risks to the General Manager / Director.
- Support tendering — identify gaps or incomplete design and forecast associated risks before contract award
ISO Management System Compliance (Quality, Safety & Environmental)
- Ensure design and documentation activities comply with the Group's Business Management System (BMS) aligned with ISO 9001 (Quality), ISO 45001 (Safety) and ISO 14001 (Environmental).
- Support implementation of design-related procedures under the Group Project Management, Procurement, Quality Assurance and HSE frameworks.
- Participate in design risk identification and mitigation during early project stages.
- Ensure documentation considers buildability, Safety-in-Design principles and environmental considerations.
- Participate in internal audits, management reviews and continuous improvement initiatives.
- Support documentation control: version management, drawing registers and controlled document distribution.
Strategic Contribution & Continuous Improvement
- Participate in management meetings to contribute to operational improvement and business integration.
- Ensure effective integration of design and commercial functions with the General Manager / Director.
- Stay informed of latest design trends, relevant guidelines, planning policies and construction methods.
- Contribute to brand growth, marketing initiatives and award submissions for both CG and WUC.
REQUIRED CAPABILITIES
Experience
- 8–12+ years' experience in residential architecture and documentation.
- Strong experience delivering bespoke luxury homes and Medium Density / Multi-Unit / High-end residential developments.
- Experience working within a design-and-build construction environment.
- Proven experience producing full construction documentation for both custom homes and development projects.
- Experience coordinating consultants and construction teams.
- Experience leading and mentoring a design / documentation team (incl. offshore teams desirable).
Qualifications
- Bachelor or Master of Architecture (or equivalent).
- Registered Architect (Victoria — ARBV) desirable.
Skills
- Advanced proficiency in Revit and construction documentation platforms.
- Strong understanding of Victorian planning frameworks and residential compliance (ResCode, Clause 55, Clause 58).
- High-level architectural detailing capability.
- Strong consultant coordination and technical communication skills.
- Commercial awareness within residential construction and development.
- End-to-end project management — Town Planning through to Contract Administration.
- Direct Council, Town Planner and Referral Authority liaison experience for MD and MU projects.
