About the Role

We are seeking a motivated and detail-oriented Sales & Marketing Executive to support the delivery of marketing and sales initiatives across our purpose-built student accommodation (PBSA) brands – dwell Student Living and EPIISOD, under Centurion Corporation.

This role will work closely with the Sales & Marketing Manager to execute integrated campaigns, drive lead generation, and support leasing performance across our growing Australian portfolio.

Key Responsibilities

Campaign Execution & Marketing Support

- Support the execution of integrated marketing campaigns across digital, social, on-ground activations, and partnerships

- Assist in rolling out campaigns for recent property launches and leasing cycles

- Coordinate marketing assets including brochures, factsheets, digital content, and on-site materials

Digital Marketing & Content

- Manage and create engaging social media content across platforms to drive brand awareness and engagement

- Support website updates, landing pages, and pre-registration campaigns

- Support SEO, SEM, and paid media campaigns

CRM & Data Management

- Support the ongoing development and optimisation of CRM systems (HubSpot preferred) to effectively track leads, enquiries, and conversion performance

- Assist in structuring and maintaining accurate customer data, ensuring consistency across marketing and leasing touchpoints

- Contribute to the implementation and enhancement of CRM workflows,



including lead nurturing, segmentation, and reporting

- Monitor campaign performance and provide insights to improve conversion rates and overall marketing effectiveness

Sales & Leasing Support

- Assist in driving enquiry generation and conversion for student accommodation properties

- Support showflat experience, inspections, and leasing campaigns

- Coordinate with operations and leasing teams to ensure seamless customer experience

Market Research & Insights

- Conduct competitor analysis, pricing research, and market trend analysis

- Provide insights to support campaign optimisation and pricing strategies

Stakeholder & Project Coordination

- Liaise with internal teams to ensure brand consistency

- Coordinate with external vendors and partners to deliver campaigns on time

- Support project timelines and ensure marketing deliverables are met

About You

- 2–4 years’ experience in marketing, sales, or a related role

- Experience in PBSA, property, or hospitality industry is highly desirable

- Tech-savvy with strong proficiency in Microsoft Excel (data analysis, reporting, and data management)

- Experience with StarRez or similar property management / booking systems is highly preferred

- Strong understanding of digital marketing, including social media, SEO, and SEM

- Hands-on experience with CRM systems such as HubSpot

- Strong analytical mindset with the ability to interpret data and generate insights

- Excellent communication and organisational skills

- A proactive, can-do attitude with strong attention to detail

- Ability to manage multiple projects in a fast-paced environment
