Secure Parking Pty Ltd as trustee for Secure Kings Unit Trust is one of the largest commercial car park operators in Australia, with over 450 car parks across Australia and New Zealand. We are looking for a Car Park Manager who is responsible for managing the commercial operations of a designated Secure Parking car park. The prime objectives of the position are to provide both the customers and the landlord with the highest level of service by the appropriate management of staff, facilities, and equipment, while maximising revenue and maintaining accountability controls.
Key Responsibilities:
- Customer Service
- Manage all customer service inquires, complaints, incident reports and claims in an efficient and timely manner.
- Commercial / Property Operations
- Demonstrate leadership and direction by setting clear goals and expectations and by revising local operating procedures and then monitor performance.
- Maintain strict adherence to corporate objectives in the quality standards for car park presentation.
- Monitor car park daily and monthly targets and initiate remedial action if targets are not being met.
- Prepare and recommend quarterly plans for cost reduction initiatives.
- Monitor adherence to all financial transaction policies and procedures (including cash handling, permanent passes, credit vouchers, advantage parker etc.)
- Respond to implement, and monitor recommendations made by the internal auditor.
- Monitor budgets, control operational costs, and identify opportunities to improve profitability
- Maximise revenue through effective management of parking products, upgrades, and promotional offers.
- Staff Management and Development
- Supervise and evaluate staff, including recruitment, performance review, performance management and issues resolution.
- Implement and monitor Human Resources policies and procedures, including Standard Operating Procedures (SOPs).
- Implement staff development initiatives including the CSO induction and on and off the job training (where directed).
- Supervise, train, and support parking attendants and operational staff.
- Other Duties
- Maintain strict adherence to Work Health and Safety policy requirements including active participation in WH&S; toolbox/committee meetings, monthly site risks assessments, incidents management, claims and return to work programs.
- Establish and maintain effective and harmonious work relationships with colleagues and supervisors for the smooth operation of the car park.
- Demonstrate and promote a commitment to the principles of equal opportunity in the workplace.
- Participate in staff training and development activities to assist in the achievement of individual and work objectives. This includes an expectation that all employees will learn and utilize new technology.
- Manage parking availability, allocations, and occupancy levels.
- Analyse parking trends and recommend operational improvements to enhance customer experience.
- Undertake other reasonable duties as assigned and appropriate.
Experience:
- 5 years of Management or supervisory experience in a retail or service setting.
- Demonstrated ability to effectively lead, motivate and manage a team of staff at the operations level
- Demonstrated ability to provide consistent, high quality management input into the business on a daily basis
- Demonstrated achievement of a strong customer focus culture amongst supervised staff
- Demonstrated effective communication skills.
- Demonstrated ability to identify and resolve operational issues
- Demonstrated knowledge and application of legislative standards for WH&S; and Industrial Relations.
- Demonstrated ability to work to deadlines and under pressure
- Ability to contribute to the efficiency and profitability of the business
- Competency in Microsoft Office
Key Performance Indicators:
- Level of customer satisfaction as reported by the customer (e.g., no. of complaints, no. of recommendations etc.)
- Achieving month end revenue targets
- Ability to identify operational efficiencies and suggest improvements
- Organisation and professional attitude
- Ability to resolve subordinates work queries and staff related complaints
- Effective communication with staff through regular minute meetings
- Hours of work lost due to work related injuries
