Capstone is partnering with a leading residential developer to appoint an experienced Commercial Lead to join a major housing delivery program. This is a senior leadership opportunity to shape the commercial outcomes of one of Australia's most significant residential development portfolios. This is an ongoing contract position based in Sydney, offering the prospect to lead a high-performing commercial team of approximately 6–8 professionals while working across a complex, multi-billion-dollar development pipeline.

The Chance

As Commercial Lead, you will provide strategic commercial leadership across a large scale apartment portfolio. You will lead the commercial function from project feasibility and transaction structuring through procurement, delivery and transition to operations, ensuring strong commercial governance, value for money and successful delivery outcomes across the portfolio.

Key Responsibilities

- Lead commercial strategy across a significant residential development portfolio.
- Manage and mentor a team of approximately 6–8 commercial professionals.
- Oversee commercial and transaction strategy across multiple development projects.
- Lead commercial negotiations and complex transaction execution.
- Drive procurement strategy and commercial interface throughout construction delivery.
- Provide oversight of development feasibility, funding alignment and capital structuring.
- Manage commercial governance, risk,



approvals and portfolio reporting.
- Build and maintain strong relationships with developers, builders, Community Housing Providers and other key delivery partners.
- Provide strategic advice on commercial performance, market conditions and delivery risks.

About You We are seeking a commercially astute leader with a proven track record delivering complex property or infrastructure developments. You will bring:

- Significant experience in property development, construction, commercial management or transaction advisory.
- Strong expertise in development feasibility, commercial structuring, procurement and construction delivery.
- Demonstrated experience managing complex commercial agreements, including Heads of Agreement, Development Agreements and Project Delivery Agreements.
- Strong commercial negotiation and stakeholder management capability.
- Experience managing commercial risk, market volatility and funding constraints across major projects.
- Previous leadership experience managing and developing high-performing teams.
- Experience working within, or alongside, government delivery environments will be highly regarded.
