Support and take control of the commercial engine room on NAAS construction projects from tender handover through to final account.
NAAS delivers construction projects across accommodation, residential, commercial and regional builds, and this role sits at the centre of how those projects are commercially controlled.
This isn’t the role of a back-office contracts role. You'll work side by side with the Project Manager and Preconstruction and Tender Development Lead, with real ownership of the commercial and contractual position on assigned projects and a direct line to flag risk before it becomes a problem.
What you'll be doing
- Take tenders from handover to award, reviewing scope, estimates, programme and commercial risk, then preparing scopes, RFQs, comparisons and award recommendations.
- Administer contracts, purchase orders and consultant agreements, keeping notices, extensions of time, claims and commercial registers airtight.
- Assess progress claims, invoices and variations against entitlement and evidence, and prepare payment recommendations to contractual and statutory timeframes.
- Own the numbers: budgets, commitments, forecasts, cash flow and cost-to-complete and turn them into monthly commercial reports that flag what needs a decision.
- Call out cost, programme, contractual, or compliance risk early to the Project Manager and General Manager, rather than letting it surface in the next report.
- Close projects out properly: final accounts, retentions, securities, defects and lessons learned, so nothing gets left on the table.
What we're looking for
- Tertiary qualification in Engineering, Quantity Surveying or Project Management.
- 3+ years in a similar contracts administration role within building and construction.
- Runs on the board preparing tender packages, subcontracts, consultant agreements and assessing claims, variations and EOTs.
- Sound grasp of construction procurement, contract administration, commercial risk and cost reporting, backed by solid numeracy and written communication.
- Confident in Excel and commercial-management systems, and comfortable managing deadlines across more than one project at a time.
- Working knowledge of Australian Standard or design-and-construct contracts and final account negotiations.
- Experience in estimating, cost-planning or preconstruction, modular/prefabricated builds, or regional and remote projects highly regarded, but not essential.
- Prior use of Procore, Jobpac or equivalent highly regarded, but not essential.
