Position Purpose The Maintenance Supervisor is responsible for leading and coordinating company maintenance and warranty operations across multiple residential projects. This hands-on leadership role oversees internal maintenance works, supervises trades and subcontractors, allocates daily work, ensures high-quality workmanship, and delivers maintenance and defect rectification works safely, efficiently and on time.

The role combines site supervision with practical maintenance duties and plays a key role in developing and growing the Company's maintenance division.

Key Responsibilities

- Supervise and coordinate all maintenance and warranty works across multiple sites.

- Allocate daily work schedules to maintenance staff and subcontractors.

- Attend sites to inspect defects, determine repair requirements and prioritise works.

- Complete hands-on maintenance and repair works where required.

- Supervise subcontractors to ensure works meet company quality standards.

- Coordinate licensed trades including plumbers, electricians, roof plumbers, painters and other specialist contractors.

- Ensure all maintenance works are completed safely,



efficiently and within agreed timeframes.

- Liaise with clients, residents and internal project teams regarding maintenance activities.

- Monitor quality of completed works and minimise repeat call-backs.

- Order materials and manage maintenance stock and equipment.

- Maintain maintenance schedules, work orders, photographs and completion reports.

- Assist with developing maintenance procedures and improving operational efficiency.

- Ensure compliance with all WHS policies and Company procedures.

- Support emergency maintenance requests when required.

Key Requirements

- Trade qualification in Carpentry or a Carpentry trade background is highly desirable.

- Demonstrated capability in underground works and roofing works.

- Practical knowledge of residential building maintenance, repair and defect rectification.

- Solid problem-solving and practical hands-on skills.

- Ability to work independently across multiple sites and manage allocated tasks efficiently.

- Good workmanship, attention to detail and ability to complete works neatly.

- Ability to communicate clearly and professionally with managers, site teams, subcontractors, clients and residents.

- Valid trade-related licences and tickets as applicable to the work being performed.

- White Card and relevant safety certifications.

- Current driver licence and ability to travel between sites.
