1. Objective:

We are seeking a highly skilled and motivated individual to join our maintenance team at Karratha for Perdaman’s Ammonia & Urea project. Perdaman, a leading player in the fertiliser industry with its corporate office in Western Australia The Senior HVAC Technician shall ensure the safe, reliable, efficient, and compliant operation of all HVAC and refrigeration systems critical to personnel safety, process integrity, equipment protection, and operational continuity As a member of the maintenance team, the incumbent will perform the operation and maintenance activities on the HVAC system ensure its reliable operation and availability at all times. The incumbent will also provide technical guidance and mentoring other maintenance technicians and contractors, if any, while supporting continuous improvement initiatives to enhance equipment reliability, energy efficiency, and system performance

2. Responsibilities:

2.1 Asset Management: · Maintain HVAC assets in responsible area to ensure optimal performance.

· Conduct routine inspection, maintenance, testing and troubleshooting in compliance with safety, regulatory, and operational standards.

· Collaborate with plant operators, technicians, and engineers.

· Manage life cycle planning and ensure availability of critical spares on-site.

· Execute preventive, predictive, corrective, breakdown and shutdown maintenance activities on HVAC and refrigeration systems.

· Ensure that all equipment are maintained in accordance with the industry standards and established maintenance practices, safety regulations and manufacturer specifications

2.2 Main Area of responsibility:

All HVAC Assets for entire plant and offsites. HVAC assets are mainly installed in Central control building, Substations, remote Instrument enclosure and all non-plant buildings at Site. In addition there are local panel air conditioners for outdoor panels, analysers etc

2.3 Installation & Commissioning:

· Support the installation, commissioning, and startup of new plant, ensuring compliance with technical specifications. · Provide technical support during commissioning, ensuring thorough testing and seamless integration.

· Identify deficiencies and gaps and report as punch items for responsible contractor to fix.

2.4. Operational Responsibilities:

· Carrying out preventive, predictive, breakdown and shutdown maintenance and troubleshooting of HVAC assets. · Close liaising with operations team to support the plant.

· Investigate failures, analyse issues, and report concerns to Supervisors/Engineers for corrective actions.

· Support incident RCAs.

· Support turn-around planning and coordination.

· Maintain accurate logs, history, and ERP records.

· Adhere to company procedures for installations, maintenance, and troubleshooting to ensure asset reliability and safety.

· Achieve KPIs and contribute to company goals.

· Ensuring compliance to health safety and environment requirements.

· Maintain inventory of refrigeration gas and consumables like air filters.

· Dilapidation, including asset data collection and verification upon commencement





· Site Fire Damper audit within first year

· PM services monthly, quarterly, six monthly and annual services as per check sheets

· Six monthly air filter replacements (non- HEPA)

· Ongoing plant room upkeep

· Cause and effect testing of HVAC in CCR and substations

· Monthly reporting

· Maintenance of following assets o FCU, DX, AHU, Split, Cassette, VaV, Motorised Damper, Fire damper, Exhaust Fans, Water cooler, Ice machine etc.

Maintenance activities to be performed are as below:

Planned preventive Maintenance including:

a) Routine Maintenance

- Verification and establishing of Asset Data
- Routine Servicing b) Defect identification

Reactive Maintenance a) Attendance to Make Safe b) Defect rectification

Reporting including but not limited to:

- Maintenance Service Sheet
- Routine Maintenance Reports
- Compliance Testing Reports
- Defect Identification Notification Reports

Reactive Maintenance Reports

- Monthly Performance Reports
- Annual Condition Reports

2.5. Process Optimization & Troubleshooting:

· Analyse data from assets in responsible area and work towards proactively improving efficiency, reliability, and safety. · Provide troubleshooting expertise during unplanned equipment downtime, ensuring rapid recovery.

· Collaborate with operations teams for enhanced process efficiency and reduced downtime.

· Monitor HVAC equipment performance, indoor environmental conditions, temperature and humidity parameters, and report deviations to Supervisors/Engineers.

· Review HVAC system performance and recommend improvements to enhance reliability, energy efficiency, and equipment life.

2.6. Safety & Compliance:

· Work in accordance with the permit-to-work system. · Conduct/attend toolbox talks.

· Maintain compliance with local regulations, company guidelines, and HSE policies.

· Ensure that the responsible assets meet safety and industry standards.

· Participate in safety audits and risk assessments.

2.7. Documentation & General Support:

· Maintain accurate records for assets in responsible area including history/data-entry in ERP system. · Generate performance reports and document incidents affecting operations.

· Develop/assist in developing SOPs, manuals, and technical documentation.

· Assist with the annual budget for capital and operating spares.

· Support other tasks within skill and ability as directed.

3. Required Qualifications & Experience:

3.1. Education:

· Diploma / Advanced Diploma / Trade Qualification (Certificate III or IV) in Air Conditioning & Refrigeration, · Additional certifications in Building Management Systems (BMS), HVAC controls, vibration analysis, thermography, energy management,



or refrigeration systems are highly desirable.

3.2. Experience:

· Minimum of 10-12 years in maintaining commercial/industrial HVAC systems · Proven expertise in maintaining and troubleshooting of HVAC assets.

· Experience working with HVAC systems in hazardous area industrial environments.is desirable

· Experience conducting fault finding in refrigeration circuits, electrical systems, instrumentation loops and control systems.

· Experience supporting major shutdowns, turnarounds and commissioning activities is desirable.

3.3. Essential Criteria

· Previous experience in maintaining commercial/industrial HVAC systems. Familiar with electrical equipment in Hazardous Area (EEHA). · Full working rights in Australia or eligible to get working rights in Australia and fulfill Australian visa requirements if applying from outside Australia.

· Conversant with English language

· Physically capable of traversing the plant and accessing process plant and equipment at different elevations.

3.4. Licenses, Skills & Competencies:

· HVAC technician with Air Conditioning and Refrigeration License (ARCtick License)+ restricted/full electrical license in Western Australia. · Familiar with reading mechanical drawings, isometrics and wiring schematics.

· Abilities to read P&IDs;, Loop drawings, Cause and effect diagrams, logic diagrams, datasheets etc.

· Robust analytical and problem-solving skills.

· Excellent communication skills for collaboration across functions.

· Strong organizational and documentation abilities.

· The candidate should be willing to learn new skills related to area of responsibility.

· Communication - Maintaining Communication as per stakeholder’s requirement & Maintaining logs.

· Training & Compliance - Compliance to all mandatory trainings and compliance to local rules and regulations.

· Ensuring availability of critical spare parts, consumable, tools and testing equipment.

5. Working Conditions:

· Full-time position based in Karratha, Western Australia · Industrial plant environment with operational exposure.

· Should be able to work shifts and reasonable additional hours, including weekends and holidays to support operations and turn-arounds and participating in rotating roaster (days shift & operation shifts).

· Occasional travel required for training and project support.
