We are seeking an experienced and proactive Property Manager to oversee a portfolio of residential properties across Gold Coast and deliver exceptional service to both property owners and tenants.
In this role, you will be responsible for the day-to-day management of a well-maintained portfolio, ensuring properties are professionally managed, tenancies are supported, and assets are performing at their best. You will work closely with owners, tenants, contractors, and internal stakeholders to coordinate maintenance, manage leasing and renewals, conduct inspections, and ensure compliance with all relevant legislation.
The successful candidate will be highly organised, customer-focused, and capable of managing competing priorities in a quick-paced setting. Strong communication skills, attention to detail, and a commitment to delivering outstanding service are essential.
Key Responsibilities
Manage a residential property portfolio from end to end.
Build and maintain strong relationships with property owners and tenants.
Coordinate maintenance and repairs with contractors and service providers.
Conduct routine, entry, and exit inspections.
Manage lease renewals, rent reviews, and tenancy agreements.
Monitor rental arrears and ensure timely follow-up.
Ensure compliance with relevant legislation and industry regulations.
Prepare reports and provide regular updates to property owners.
Support leasing activities and assist in maintaining high occupancy levels.
Skills & Experience
Minimum 3 years experience in residential property management.
Current Real Estate Licence or Registration Certificate.
Strong communication and relationship management skills.
Excellent organisational and time management abilities.
Ability to work independently and manage multiple priorities.
Proficiency with property management software and Microsoft Office.
Current driver's licence and reliable transport.
