PROPERTY MANAGER
9-day fortnight.
Great team.
Excellent support.
Lots of snacks.
Would you like a 9-day fortnight?
If your answer is"Yes, please!"then keep reading...
We are looking for a Property Manager to join our award-winning team at Kingsberry Harcourts Townsville.
You'll be managing a well-run portfolio of residential rental properties, with plenty of support around you to help you succeed.
No being thrown in the deep end and told to "just figure it out".
We genuinely believe that valuable Property Managers need good systems, good support and a good team behind them.
Why work for Kingsberry Harcourts Townsville?
Great question.
We're glad you asked.
We are an award-winning team specialising in residential Sales and Property Management across Townsville, and we're proud to be one of the largest and most experienced Property Management teams in the region.
We genuinely care about creating the best possible working environment for our team.
Fostering and maintaining a positive workplace culture is one of our highest priorities.
Actually, though.
"Positive culture" isn't just a buzzword we throw around like confetti.
We work hard, support each other, have a laugh and understand that people have lives outside of work.
A few of the perks you can expect:
• A 9-day fortnight, with an RDO every second week, because work-life balance should involve more than just talking about work-life balance.
• Generous above-award wages.
• Company car or car allowance.
• Company iPhone and laptop.
• Monthly and annual bonus opportunities.
• Your birthday off, because nobody should have to discuss rent arrears on their birthday.
• Adaptable working options and a friendly, experienced and genuinely supportive team.
• A modern, state-of-the-art office with free parking and a very good coffee shop right next door, which is an underrated but extremely important workplace benefit.
The slightly less exciting, but necessary, part...
If you've made it this far, there's a good chance you already know what a Property Manager does.
If you don't,
here's a snapshot of what your day-to-day role may include:
• Building strong relationships and communicating effectively with property owners, tenants and contractors.
If you don't enjoy speaking on the phone or responding to emails, Property Management may not be your calling.
• Overseeing, arranging and following up maintenance requests for residential rental properties.
• Monitoring rent payments and following up overdue accounts.
• Conducting rent reviews and negotiating lease renewals for upcoming tenancy expiries.
• Preparing advertising for rental properties, processing tenancy applications and preparing documentation in accordance with relevant legislation.
• Preparing entry condition reports and ensuring properties are ready for new tenants to move in.
• Overseeing the vacate process, including completing exit inspections, preparing thorough reports for property owners and finalising bond claims and refunds.
• Facilitating insurance claims when required.
• Preparing and lodging QCAT applications.
• Following up any maintenance or tenancy matters identified by our dedicated in-house Routine Inspections Team.
And yes, you read that correctly.
Our Property Managers do not complete routine inspections.
?
Who are we looking for?
Ideally, you will have previous Property Management experience and hold a current Queensland Registration Certificate.
However, we also know that great people don't always arrive with the exact job title listed on their résumé.
We would be happy to hear from anyone with experience in a similar role, or someone with strong transferable skills who is ready to take the next step in their career.
Full training and ongoing support can be provided.
Bonus points if you are:
• Focused on building genuine, long-term relationships with clients, tenants and contractors.
• An excellent and proactive communicator.
You don't wait three weeks and hope the problem quietly resolves itself.
• Organised, with strong time-management skills and the ability to prioritise and delegate effectively.
• A team player who is willing to help others when needed.
• Committed to providing exceptional customer service.
• Calm under pressure and able to approach problems with a practical, solutions-focused mindset.
• Someone with a great sense of humour who enjoys having a laugh while still getting the job done.
Experience using the Reapit suite, including Console Cloud, Inspect Real Estate and Agentbox, would be advantageous, but it isn't essential.
We'll teach you everything you need to know.
This could be the opportunity for you if...
You're an experienced Property Manager looking for a change of scenery, better support or a workplace that genuinely values its people.
You're currently working in a Property Management support, assistant or leasing role and are ready to take the next step in your career.
Or perhaps you have transferable skills, excellent people skills and the confidence to learn something new.
Whatever your background, if you think you would be a great fit for our team, we would love to hear from you.
I'm in!
How do I apply?
Wow.
Another great question!
We would love to catch up over coffee and have a confidential chat about the role, our team and your specific career goals.
Best-case scenario:You secure a great new role with an awesome team.
Worst-case scenario:You get a free coffee.
